When will Mi Casa by London Gate be handed over?

London Gate’s sales material and the portals give Q4 2027, and Property Finder names an expected completion of 1 December 2027. The Dubai Land Department (DLD) register holds a later registered completion date of 26 October 2028 (DLD project register via Continental Club, updated 7 October 2026). The two dates are about ten months apart.

The building is registered as “Mi Casa by London Gate” (DLD project 3647) in JVC District 16, with its escrow account at Mashreq Bank.

Mi Casa by London Gate construction update

The last DLD inspection on file, dated 14 August 2025, recorded 19.09%. No newer reading had been added by the register update of 7 October 2026, so that figure is now about 14 months old. Sources disagree on when work began: Continental Club gives a construction start of 1 April 2025, while Property Finder gives 2 September 2025. The August 2025 reading came before the public launch in November 2025.

Mi Casa by London Gate homes and sizes

Mi Casa is one building of basement, ground and four residential floors. It has 76 units: 72 apartments and four ground floor commercial units.

Unit counts and sizes are from the DLD register via Continental Club; size ranges leave out the smallest and largest 5% of each type. Property Finder’s description also mentions 3 bedroom homes, which do not appear in the registered mix.

Mi Casa by London Gate prices and resale

London Gate launched Mi Casa in November 2025 with studios from AED 762,000, 1 bedrooms from AED 1.092 million and 2 bedrooms from AED 1.929 million (Alnair, 19 November 2025). Other listings give a starting price of AED 746,000 (Continental Club) or AED 750,000 (Property Finder). Property Finder now marks the project sold out.

The DLD has registered 56 sales since 2025, all from the developer and none yet as resales. Medians are AED 768,000 for studios of about 43 sq m (18 sales) and AED 1,106,000 for 1 bedrooms of about 82 sq m (33 sales), or AED 15,032 per sq m (about AED 1,397 per sq ft) across the building. Recent examples:

• Studio, 40.2 sq m (433 sq ft): AED 739,000 on 24 June 2026
• 1 bedroom, 85.0 sq m (915 sq ft): AED 1,161,300 on 20 July 2026
• 2 bedroom, 129.5 sq m (1,394 sq ft): AED 1,622,400 on 4 September 2026

Mi Casa by London Gate payment plan

The plan is 30/70: 20% on booking, 10% during construction in four instalments, and 70% on handover at 100% completion (Continental Club; Property Finder). There is no post-handover plan. One broker listing in March 2026 offered a 6% discount for full cash payment on a unit priced at AED 854,000 (Property Finder). Impala Real Estate gives a service charge of AED 14 per sq ft a year, checked on 23 September 2026; the RERA approved budget is set after handover.

Mi Casa by London Gate developer and delivery record

London Gate is best known for its towers with Franck Muller in Dubai Marina. Aeternitas was 53.3% complete in July 2026 by London Gate’s own update, with handover planned for Q4 2027, and Vanguard was planned for handover by September 2027 (Franck Muller, 19 November 2025). Mi Casa is a much smaller, unbranded building in JVC, and its sales date of Q4 2027 falls in the same quarter as Aeternitas.

What to check before buying at Mi Casa by London Gate

1. Which date the SPA names. Q4 2027 and the registered 26 October 2028 are ten months apart, and 70% of the price waits for handover.
2. Whether a newer DLD inspection has been published. The last one is from August 2025.
3. The transfer terms on a resale, now that the developer stock is marked sold out.
4. The unit type. Only six 2 bedroom flats exist, so 2 bedroom resale evidence is thin.
