When will Maison Elysee III by Pantheon be handed over?

The Dubai Land Department (DLD) project register lists the tower as Maison Elysee Iii By Pantheon, project number 3281, with a registered completion date of 31 October 2027. Pantheon’s marketing, Property Finder and Binayah all give Q4 2027, so the published dates agree.

Progress is the issue. The DLD inspection of 25 June 2026 recorded 4.39% complete (DLD project register via Continental Club, registry updated 8 October 2026). Reaching 100% by 31 October 2027 would mean building about 96% of a 28 floor tower in 16 months.

Sales and construction both started on 1 November 2024 (Property Finder; DLD register). The DLD inspection history is:

That is an average of about 0.28 points a month. Continental Club notes that completed Dubai projects in its data rose by a median of 2.48 points a month. No newer inspection had been published by 11 October 2026.

The register describes one building with two basements, a ground floor, five podium levels, 28 floors and a roof, holding 379 units.

Ranges exclude the smallest and largest 5% of each type (Continental Club). Property Finder lists some 2 bedroom layouts up to 1,066 sq ft.

Maison Elysee III by Pantheon prices and resale

Pantheon’s pre-launch page offered studios from AED 699,900, and Property Finder lists studios from AED 819,900, 1 bedrooms from AED 1.2 million and 2 bedrooms from AED 1.3 million. By October 2026 the DLD register held 261 sales in the tower, two of them resales (transaction register updated 7 October 2026). Median prices were AED 702,900 for studios (71 sales), AED 1,059,900 for 1 bedrooms (160) and AED 1,279,900 for 2 bedrooms (26). The overall median, about AED 1,726 per sq ft, was down 3% on a year earlier while the JVC median rose 1%.

Pantheon’s pre-launch page set out a six year plan:

• 20% on booking
• 1% a month for 35 months during construction
• 10% on completion
• 35% over 35 months after handover

Property Finder shows a 35/25/5/35 version, and Binayah describes 65/35 with three years post-handover. All versions leave 35% to pay after handover. The monthly construction instalments run on dates, not progress, so they continue whatever the build stage.

Pantheon Development was founded by Kalpesh Kinariwala and builds mainly in JVC. In March 2024 it said it had handed over AED 1 billion of projects in JVC, including Pantheon Boulevard and Pantheon Elysee I and II (Khaleej Times). Its current Maison Elysee towers are running behind their dates: Maison Elysee I was 21.12% complete on 6 July 2026 against a registered date of 31 March 2027, and Maison Elysee II was 23.17% on 4 September 2026 against Q1 2027 (DLD register via Continental Club).

What to check before buying at Maison Elysee III by Pantheon

1. The completion date and grace period in the SPA, given progress of 4.39% with 16 months to the registered date.
2. How the post-handover 35% is scheduled. Its start depends on the handover date, so a late handover moves it later too.
3. The name. Maison Elysee III is different from the older Pantheon Elysee towers in JVC.
4. Which payment plan version applies. Pantheon, Property Finder and brokers publish different splits before handover.
