When will Lunaya be handed over?

Zaya gives Q1 2029 for Lunaya, with handover phased from that quarter (M&M Real Estate, September 2026). The DLD register, which records the project under Lunaya Zaya Real Estate Development L.L.C S.O.C, holds a registered completion date of 31 March 2029. Property Finder lists delivery in March 2029.

Some portals give later dates. Ezre shows Q2 2029, and Projects Scout gives December 2029. These do not match the DLD record or the developer’s current date.

Building-by-building dates and how the date has changed: Lunaya handover date.

Lunaya construction update

The DLD register gives 1 April 2026 as the project start date, the same day bookings opened (Property Finder). The first inspection, on 9 April 2026, recorded about 0.6%, and the second, on 30 June 2026, recorded 1.31% (Continental Club, registry updated 25 September 2026). No later inspection had been published by October 2026.

The site covers about 4.2 million sq ft, of which Zaya says 65% is kept as green space, lakes and about 900,000 sq ft of swimmable lagoons (M&M Real Estate, citing the developer).

Lunaya homes and sizes

Lunaya’s first release is 564 homes: four bedroom townhouses and maisonettes, and five bedroom duets and standalone villas (Cresco Real Estate; DLD register). Zaya has since released apartment buildings within the community. Insider reports three seven storey buildings with 63 apartments on a 25/75 plan, and M&M Real Estate refers to five low rise buildings in total. The apartments are not part of the 564 homes on this DLD record.

Ezre lists Zaya’s published sizes as 3,013 to 8,184 sq ft. DLD transactions record smaller areas for many units, from about 170 sq m (1,830 sq ft) to 754.5 sq m (8,120 sq ft) in August and September 2026, because the register measures a different area for each unit type. The SPA states which area applies.

Lunaya prices and resale

Zaya’s site gives a starting price of AED 4.9 million. Broker lists in September 2026 showed four bedroom villas from AED 4.5 million and five bedroom villas from AED 11.86 million (DirectDXB).

DLD recorded 402 sales between April and late September 2026, one of them a resale (Continental Club). Almost all were registered as four bedroom homes, at a median of AED 6,575,000 and about 200 sq m. Recent sales included AED 5,223,750 for a 170.4 sq m home on 26 August 2026, AED 7,323,750 for a 200.1 sq m home on 15 September 2026 and AED 17,821,500 for a 667 sq m villa on 26 August 2026. Most homes sold in the first weeks: Insider reports that the villas and townhouses were almost entirely sold by August 2026.

Lunaya payment plan

Zaya’s brochure gives a 40/60 plan, 40% during construction and 60% on handover, with resale allowed before handover. Continental Club lists a 35/65 split, Ezre shows 10/30/60 and Certified Poor 20/50/30, so the schedule in each SPA is the one that applies. On the median sale of AED 6,575,000, a 60% handover payment is about AED 3.95 million, plus the 4% DLD fee paid at booking.

Lunaya developer and delivery record

Zaya is led by Nadia Zaal, who developed Al Barari, and is building Lunaya in a 50/50 venture with FIVE Holdings (M&M Real Estate, citing the developer). Zaya’s completed work includes Al Barari and Zaya Hameni in JVC, finished in 2017. Its Zuhha Island resort off Jumeirah was scheduled for December 2026 (M&M Real Estate). Zaya and FIVE state that together they have delivered more than USD 10 billion of real estate in 15 years (Lunaya brochure).

What to check before buying at Lunaya

  1. Which phase the home is in, and its completion date in the SPA. Zaya says handover is phased from Q1 2029, so not every home may finish by 31 March 2029.
  2. The area stated in the SPA, since developer sizes and DLD areas differ.
  3. The payment split for the unit, which ranges from 35/65 to 40/60 across sources, and funding for the large handover payment.
  4. For resale buyers, the premium over the original price, since Certified Poor counts 270 of 381 recorded sales in April 2026 and 62 in May.
