Lunaya handover date: the latest position
The DLD register holds a completion date of 31 March 2029 for Lunaya, and Zaya gives Q1 2029, with handover phased from that quarter. Full project details are on the Lunaya page.
Works are at an early stage. The DLD inspection on 30 June 2026 recorded 1.31%, three months after the registered start on 1 April 2026. The project runs on a 36 month registered schedule from start to completion. That leaves about 33 months from the June inspection for the lagoons, community facilities and 564 homes, which is why the pace shown at the next inspections matters more than the low starting figure.

The DLD record covers the 564 villas and townhouses as one project. Zaya has not published separate dates by cluster, although it describes handover as phased.

The developer and DLD dates have not changed since launch. The later dates on some portals are listing estimates, not revisions by Zaya.
What the Lunaya handover date means for payments
Zaya’s brochure gives a 40/60 plan: 40% during construction and 60% on handover. Continental Club lists 35/65. Either way, most of the price is tied to completion. On the median DLD sale of AED 6,575,000, a 60% handover payment is about AED 3.95 million. If a home’s phase completes after 31 March 2029, that payment falls later too.
What to check before relying on the Lunaya date
- The phase and its completion date in the SPA, since Zaya describes handover as phased.
- Whether the home is a villa or an apartment. The apartment buildings are not covered by the 564 home DLD record or its 31 March 2029 date.
- Lagoon and amenity timing. Zaya’s 900,000 sq ft lagoons are part of the same master plan; the SPA or brochure states whether they are due at the same time as the homes.
