Short answer

Lazord by Lapis has a registered completion date of 31 December 2026, the same December 2026 handover Lapis Properties has given since launch. A DLD inspection on 3 September 2026 recorded the building only 27.64% complete, so that date looks very unlikely to be met. The project has 313 registered units in Majan, Dubailand. Studios launched from AED 499,000 in 2024, and registered sales in the year to September 2026 had a median of AED 729,000, or AED 1,453 per sq ft.

When will Lazord by Lapis be handed over?

The Dubai Land Department (DLD) register gives Lazord by Lapis a completion date of 31 December 2026. Lapis Properties has used the same December 2026 target since the project was first marketed in August 2024, and repeated it in June 2025. Property Finder also lists December 2026.

The construction figures do not support that date. DLD inspectors recorded the building at 27.64% complete on 3 September 2026. To finish by 31 December 2026, the remaining 72 points would have to be built in under four months. The fastest rise so far was 14.6 points in the four months from 30 April to 3 September 2026.

Lapis markets Lazord as a 12 storey building of 304 apartments, with designer plunge pools on the balconies of selected units. The DLD register lists 313 units in one residential and commercial building with a basement, ground floor, three parking levels and eight further floors, so unit counts and floor counts differ between the developer and the register.

Lazord by Lapis payment plan

Lapis Properties described the plan in June 2025 as 20% on booking, 54% during construction, 10% on handover and 16% after handover, and Property Finder shows the same 20/54/10/16 split. Continental Club lists 20% on booking, 46% during construction, 10% on handover and 24% after handover at 1% a month. The first marketing in August 2024 described a 20% down payment followed by 1% a month running 24 months past handover. The 4% DLD fee is extra.

Lazord by Lapis developer and delivery record

Lapis Properties presents Lazord as its flagship project and said in June 2025 that it was preparing a second phase. Its own materials do not name any completed building, so there is no earlier handover record to compare against.

What to check before buying at Lazord by Lapis

  1. The completion date and grace period in the SPA. The registered 31 December 2026 date looks out of reach at 27.64% built.
  2. Which payment plan applies. At least three versions have been published, with 16% to 24% due after handover.
  3. Whether the unit has a private pool. The pool units carry higher launch prices and are only part of the building.
  4. Recent registered prices for the same layout. Some studios have sold below the AED 499,000 launch price.
