When will J-Haus Residences be handed over?

J-Haus Residences is marketed for handover in Q2 2027. The DLD project register, where it is listed as “J-Haus Residences” under JVC Hirat Real Estate, holds a registered completion date of 30 June 2027. Property Finder gives expected completion as 1 June 2027, and a listing from January 2026 named June 2027 as the handover month.

The only DLD inspection on the public register is dated 27 May 2025 and recorded 56.68% complete. No later inspection had been published by 11 October 2026, so there is no current public figure for how far the building has moved since then.

Building-by-building dates and how the date has changed: J-Haus Residences handover date.

J-Haus Residences construction update

The register’s dates do not line up neatly. It records a construction start of 1 November 2025 and Property Finder gives 17 September 2025, yet the 56.68% inspection is dated 27 May 2025, before either start date (Continental Club, register updated 5 October 2026). Propsearch notes that the plot was first meant for a different project, The Lawns IV, which was cancelled, and first traced J-Haus in May 2025. The escrow account is held at Emirates NBD. Until DLD publishes a newer inspection, the May 2025 figure is the only official progress number.

J-Haus Residences homes and sizes

J-Haus is one low-rise building with two basement levels, a ground floor, four upper floors and a roof, on a registered project area of 8,961 sq m (Lankea; Continental Club). Property Finder places it in JVC District 12. It has 128 apartments.

Home type Units (DLD) Typical size

1 bedroom 47 635 to 913 sq ft
2 bedroom 29 1,078 to 1,439 sq ft

Unit counts and sizes are from the DLD register as shown by Continental Club.

J-Haus Residences prices and resale

Studios are listed from AED 732,400 (Tanami Properties; Binayah). Hirat briefed brokers on the project in October 2025 (Harbor Real Estate, 13 October 2025), and the first unit sales in the current registration appear from November 2025.

Overit reports 18 registered sales at a median of AED 1.1 million, or about AED 1,966 per sq ft. Prices vary widely by unit. Recent DLD sales include a 445 sq ft studio at AED 840,000 on 22 September 2026, a 472 sq ft studio at AED 1,111,773 on 28 September 2026 and a 1,156 sq ft 2 bedroom at AED 2,083,700 on 30 September 2026 (Propsearch; Continental Club). Earlier in 2026, studios sold for about AED 680,000 to AED 850,000.

J-Haus Residences payment plan

Brokers publish different versions of the J-Haus plan, all with a large share after handover:

  • Tanami Properties: 10% on booking, 30% during construction, 60% within 120 months after handover.
  • Property Finder listing, January 2026: 10% on booking, 10% after one month, 10% after six months, 10% on handover in June 2027, then 60% over 5 or 10 years after handover.
  • Binayah: 10% on booking, 40% during construction, 20% on handover, 30% after handover.

Because so much is paid after handover, the developer stays a creditor of most buyers for years after completion.

J-Haus Residences developer and delivery record

Hirat Real Estate Development markets J-Haus on its own site, and the DLD register lists the developing company as JVC Hirat Real Estate. The project value filed with DLD is AED 35 million (Propsearch). Hirat sells the project with long post-handover plans, which means it collects most of the price only after completion.

What to check before buying at J-Haus Residences

  1. A current DLD inspection. The only public figure dates from May 2025 and predates the registered start.
  2. The exact post-handover schedule in the SPA, since brokers quote three different plans.
  3. The completion date and grace period in the SPA, against the registered 30 June 2027.
  4. The price per sq ft against recent sales, which ranged from about AED 1,750 to AED 2,450 per sq ft for studios in September 2026 (Continental Club).
