When will Imperial Residence be handed over?

There is no current date. The Dubai Land Department (DLD) register, where the project is listed as Imperial Residence (project number 3217), gave a completion date of 30 April 2026. That date passed with the building 43% complete at the last published inspection on 5 January 2026. The register still showed the same figure and an active status on 7 October 2026 (UAE Property Checker), so no inspection had been recorded for nine months.

The developer’s first promise was Q1 2026 (Data Habibi), and Propsearch estimated March 2026. Property Finder and Data Habibi still showed a Q2 2026 target in October 2026. One broker website described the building as handed over in Q2 2026, but the DLD register does not support that.

Building-by-building dates and how the date has changed: Imperial Residence handover date.

Imperial Residence construction update

Bookings opened on 1 June 2024 and construction started on 2 June 2024, according to Property Finder’s project timeline. The register recorded 20.81% at an inspection on 2 June 2025 and 43% on 5 January 2026, a gain of 22.19 points in seven months (DLD project register via Continental Club). At that pace, about three points a month, the remaining 57% would take about 18 months from January 2026.

The building is an eight-storey block with no basement in Me’aisem First, close to City Centre Me’aisem (Propsearch; Data Habibi). The Land Department valued the project at AED 52 million. The developer is registered as Imperial 55 Real Estate Development.

Imperial Residence homes and sizes

Home type Size range
Studio 425 to 550 sq ft
1 bedroom 717 to 975 sq ft
2 bedroom about 1,057 sq ft

Sizes are from the developer listing on Property Finder. Floor plans show studios, 1 bedrooms and 2 bedrooms on levels 1 to 7 (Tanami Properties). The DLD register lists 137 units; Data Habibi gives 132.

Imperial Residence prices and resale

Data Habibi lists launch prices from AED 652,000. Property Finder shows a launch price of AED 1.5 million, which matches the AED 1,541,727 starting price Tanami Properties gives for a 1 bedroom.

DLD sales show what buyers paid: a 495 sq ft studio at AED 724,643 on 9 October 2025, a 1,042 sq ft 2 bedroom at AED 1,602,759 on 18 August 2025, and an 849 sq ft 1 bedroom at AED 1,199,000 on 10 April 2026 (Property Finder). Overit counts 66 registered sales at a median of AED 1,479 per sq ft, with only five in the 12 months to October 2026.

Imperial Residence payment plan

Two versions are published. Property Finder lists 25% at launch, 25% during construction and 50% on handover. Data Habibi lists 10% on booking, 40% during construction and 50% on handover. In both, half the price is due on handover, so the delay pushes back the largest payment. On the 1 bedroom sold for AED 1,199,000, that handover payment would be about AED 600,000.

What to check before buying at Imperial Residence

  1. The completion date and grace period in the SPA. The registered 30 April 2026 date has passed, and the SPA sets what happens after any grace period ends.
  2. Any new DLD inspection. The last published reading is 43% from 5 January 2026.
  3. Whether the 50% handover payment is fixed to the date or to completion, since the building is far from finished.
  4. The escrow account and any notices from the developer about a revised date, through the DLD project status service.
