When will Golf Grove by Regent be handed over?

The Dubai Land Department (DLD) project register lists Golf Grove By Regent, project number 3245, with a completion date of 2 January 2028. That is the registered completion date filed by the developer entity, Regent Star Property Developments. It is about seven months later than the June 2027 handover Regent announced when it broke ground in July 2025.

Regent’s own project page still shows an anticipated handover of Q2 2027. Portals have moved: a Bayut listing shows Q1 2028, and Continental Club’s developer data also gives Q1 2028. The sources disagree, and the SPA for each unit sets the date that binds.

Golf Grove by Regent construction update

The register records construction starting on 2 January 2025. Regent held a groundbreaking ceremony in July 2025, announced on its LinkedIn page on 18 July 2025 and reported by Khaleej Times on 25 July 2025. At that point Regent said 80% of the apartments had sold.

The DLD inspection of 10 June 2026 put the building at 8.74% complete, up about 8.3 points from the previous inspection on 11 November 2025 (DLD project register via Continental Club, registry updated 4 October 2026). No newer inspection had been published by 11 October 2026. To meet the registered date, the remaining 91% would need to be built in about 19 months from that June reading.

Golf Grove by Regent homes and sizes

Golf Grove is a single low-rise building of 98 apartments. Regent’s page describes 10 floors; Propsearch lists 8 storeys. The DLD register counts 56 studios and 42 one bedroom apartments. The ground floor carries garden suites with large private outdoor areas, and many units face the Jumeirah Golf Estates course.

Sizes are from Regent’s project page and prices from its 2025 fact sheet. Amenities listed by Regent include a club house, gym, sauna, cold plunge, co-working space, pet zone and a rooftop deck.

Golf Grove by Regent prices and resale

Propsearch recorded a launch price from AED 586,000 and Property Finder from AED 593,000. By early October 2026 the DLD register held 88 sales in the project, only one of them a resale (Continental Club, transaction register updated 3 October 2026). The median studio sale was AED 602,000 across 56 deals and the median 1 bedroom sale AED 999,000 across 31 deals. Recent individual studio sales ran from about AED 596,000 to AED 700,000. Continental Club puts the year on year change in the project’s median price at plus 3%, against plus 6% for the district.

The DLD service charge index lists an approved 2026 budget of AED 6.33 per sq ft a year for the project, down 16.2%. That is about AED 2,600 a year for a 410 sq ft studio.

Golf Grove by Regent payment plan

Regent’s fact sheet sets out the plan as 10% on booking, 10% on signing the SPA, 40% during construction and 40% on handover. Broker listings break the construction share into instalments of 10%, 5%, 5% and 10% spread a few months apart. Booking also carries the 4% DLD registration fee and an admin fee of AED 5,250. One portal, ezre, shows a 20/30/50 split instead. The plan has no post-handover portion, so the final 40% falls due when the building is complete.

Golf Grove by Regent developer and delivery record

Regent Developments has its office in Exchange Tower, Business Bay. Golf Grove is its first project in Dubai Production City, and its website lists one other project, 241 Waterside, without details. No completed Regent building in Dubai could be found in public sources, so Golf Grove has no earlier delivery to compare against. Sales went through an exclusive partner, One Broker Group, which Khaleej Times said drew mainly European buyers.

What to check before buying at Golf Grove by Regent

1. Which date the SPA states. Regent’s page says Q2 2027 and the DLD register says 2 January 2028. The contract date and its grace period decide any delay claim.
2. Construction pace. The 8.74% reading came 17 months after the registered start of 2 January 2025. The next DLD inspection will show how fast work is now moving.
3. The size of the handover payment. 40% of the price falls due at completion, so a resale buyer takes on that balance.
4. Floor and orientation. Golf course views are the main selling point, and not every unit faces the course.
