When will Fashionz by Danube be handed over?

Danube’s main project page gives July 2027 as the completion date for Fashionz by Danube. The FAQ on the same page still says July 2026, a date that has already passed. At launch in April 2023, Zawya Projects reported that Danube expected to complete the tower by January 2027 (as quoted on Danube’s own site). The DLD register, where the tower is filed as Fashionz 1 By Danube, project number 2640, holds no completion date.

In July 2026 Danube named Fashionz among 11 projects it plans to hand over within the next 12 months, which points to no later than July 2027 (Gulf News, 30 July 2026). That matches the main project page. The DLD inspection of 10 September 2026 put the tower at 40%, so about 60 percentage points of work remained ten months before that window closes.

Fashionz by Danube construction update

The DLD register records construction starting on 1 August 2023. DLD inspections show steady but slow progress: 5.5% in April 2024, 16.8% in February 2025, 24.1% in October 2025, 32.5% on 14 May 2026 and 40.00% on 10 September 2026 (Dubai Data). The last step, 7.45 points in four months, was the fastest since 2024.

Danube’s own inspection on 31 August 2026 put the project at 45%. The 22nd floor slab was being cast, blockwork had reached the 17th floor and plastering was under way on the 6th and 7th floors. Internal finishes had started and the substation was complete. The DLD records the building as basement, ground, four podium levels, 52 floors and a roof. Propsearch lists 62 storeys and a height of 262 metres.

Fashionz by Danube homes and sizes

Unit counts and sizes are from the DLD registry via Continental Club. The register lists 788 units in total, including 15 of other types. At launch Danube described more than 700 apartments over 65 floors, furnished, with FashionTV branded gym, spa, salon and a rooftop restaurant and pool.

Fashionz by Danube prices and resale

Danube launched Fashionz on 25 April 2023 with prices from AED 850,000 (Khaleej Times). Its project page now lists a starting price of AED 1,513,000 (accessed 6 October 2026). The DLD has registered 783 sales, about 1% of them resales (Continental Club).

Recent DLD sales include a 347 sq ft studio at AED 700,001 (10 August 2026), an 848 sq ft 1 bedroom at AED 1,371,000 (20 August 2026) and a 1,178 sq ft 2 bedroom at AED 1,730,175 (11 August 2026) (Dubai Data). Over the 12 months to September 2026, 61 sales registered at a median of AED 1.40 million, or AED 1,696 per sq ft. Continental Club notes the price per square metre fell 12% between 2023 and 2025, while the surrounding district rose 32%.

Fashionz by Danube payment plan

Danube markets Fashionz on its 1% monthly plan. Continental Club lists 10% on booking, 45% during construction, 15% on handover and 30% after handover over 30 months. Bayut lists 10% down, 54% during construction, 1% on handover and 35% over 35 monthly instalments after handover. The two splits differ, so the schedule in each buyer’s SPA is the one that applies.

Fashionz by Danube developer and delivery record

Danube completed Opalz in April 2025 and Skyz in October 2025. Its July 2026 announcement lists Fashionz alongside Elitz 1 and 3, Sportz, Viewz 1 and 2, Oceanz 1 to 3 and Oasiz 1 and 2 as due within 12 months. Danube’s wider record is covered in its developer review.

What to check before buying at Fashionz by Danube

1. The completion date in the SPA, since Danube’s own page shows both July 2026 and July 2027 and the DLD register has none.
2. How much falls due at and after handover. Sources give 15% or 1% on handover and 30% or 35% afterwards.
3. The latest DLD inspection for project 2640 through DLD’s project status enquiry service, to compare with Danube’s own percentage.
4. The price paid against recent DLD sales. Studios have registered between about AED 700,000 and AED 900,000 in 2026, depending on size.
