When will Elitz by Danube be handed over?
Danube Elitz is two projects side by side in Jumeirah Village Circle, each registered separately with the Dubai Land Department.
Elitz 1 (registered as Elitz By Danube, project 2533) has two towers and 592 homes. Danube’s project page now gives October 2026, while the FAQ on the same page still says December 2025. The DLD registered completion date, 31 December 2025, has passed. The DLD inspection of 13 August 2026 recorded 80.97%, and Danube’s own inspection on 31 August 2026 recorded 90%. In July 2026 Danube named Elitz 1 among 11 projects due within 12 months (Gulf News, 30 July 2026).
Elitz 2 (project 2693) has two towers and 801 homes. Danube’s page gives December 2027, while its FAQ still says Q3 2026. The DLD register holds no completion date. The DLD inspection of 28 September 2026 recorded 20.01% (Continental Club), and Danube reported 33% on 31 August 2026. Elitz 2 was not on Danube’s July 2026 list.

Elitz by Danube construction update
At Elitz 1, Danube’s 31 August 2026 inspection records concrete and internal blockwork complete in both towers, finishes in their final stage, façade and MEP works nearing completion, testing and commissioning under way and snagging in progress. DEWA’s low voltage inspection was done and the civil defence inspection was next. The DLD figure rose 8.55 points between 6 July and 13 August 2026 (Continental Club).
At Elitz 2, shoring and piling are complete and the superstructure was at the third podium level on 31 August 2026, with second fix MEP works started (Danube). The DLD figure moved from 16.82% on 30 June 2026 to 20.01% on 28 September 2026.

Sizes are from DLD registered sales listed by Mitchells to 23 September 2026. At launch Danube described Elitz 1 as 268 studios, 203 one bedroom, 65 two bedroom and 13 three bedroom apartments plus four duplexes, and Elitz 2 as 750 homes (Gulf News, 30 December 2022; Danube, 9 August 2023). Both registers now show more homes than the launch figures.
Elitz by Danube prices and resale
Elitz 1 launched at Cityscape Dubai on 22 November 2022 with a development value of AED 550 million and sold out at launch (Khaleej Times; Gulf News). Elitz 2 launched in mid 2023 with a development value above AED 900 million and studios from AED 650,000 (Danube).
At Elitz 1, DLD sales in 2026 included studios of about 440 sq ft at AED 620,000 to AED 750,000 (June to August), an 830 sq ft 1 bedroom at AED 1,000,000 (12 September) and a 1,349 sq ft 2 bedroom at AED 1,680,000 (17 September). The median across 42 sales from April 2025 to September 2026 was AED 1,425 per sq ft (Mitchells).
At Elitz 2, a 387 sq ft studio sold for AED 740,000 on 16 September 2026 and a 751 sq ft 1 bedroom for AED 1,081,920 on 17 September 2026. The median across 38 sales was AED 1,644 per sq ft (Mitchells).
Elitz by Danube payment plan
Both phases were sold on Danube’s 1% monthly plan: an initial deposit, then 1% of the price each month, with the balance due when the building is ready. Danube said in its Elitz 2 launch release that buyers usually move in after paying about 60% of the price. The longer construction runs, the more monthly instalments are paid before the final balance.
Elitz by Danube developer and delivery record
Danube says every project it has handed over was delivered as promised (Gulf News, 30 July 2026), and it completed Opalz ahead of schedule in April 2025. Elitz 1 and Elitz 2 are both behind the dates given at launch: Q4 2025 for Elitz 1 and Q3 2026 for Elitz 2. Danube’s wider record is covered in its developer review.
What to check before buying at Elitz by Danube
- Which Elitz the unit is in. Elitz 1, Elitz 2 and Elitz 3 are separate DLD projects with different dates and progress.
- The completion date in the SPA, since Danube’s own pages show two dates for each phase.
- The DLD status of project 2533 or 2693 through DLD’s project status enquiry service, especially for Elitz 1, whose registered date has passed.
- How many monthly instalments remain before the balance falls due, which depends on the booking date and the handover date.
