When will Elaris Sky be handed over?

Object 1 gives a Q4 2028 handover for Elaris Sky on its own project page, and Projectory lists December 2028. The Dubai Land Department (DLD) register gives an earlier date: a registered completion date of 30 September 2028, with a registered start of 15 October 2025. The two dates are one quarter apart, so the date written into the sale and purchase agreement (SPA) is the one that applies to each buyer.

Progress is at the very start. The DLD recorded 0.00% at its inspection on 20 April 2026 and 0.19% on 3 August 2026. That leaves almost the whole 43 floor tower to build in about 26 months to the registered date.

Elaris Sky construction update

Elaris Sky is DLD project 4019, registered to Object One Real Estate Development in Al Barsha South Fifth, the DLD district that covers JVT. Its escrow account is with Abu Dhabi Islamic Bank (ADIB). The register lists one building with 409 units, under construction, at 0.19% on 3 August 2026 (DLD register via Continental Club, as at 7 October 2026). Object 1’s master plan describes a basement, ground floor, five podium levels, a mezzanine, 37 residential floors and a roof, and calls it the tallest Object 1 building in JVT.

Elaris Sky homes and sizes

Object 1 announced 402 residences at launch (Zawya, 8 October 2025). The DLD register counts 409 units, including seven non-residential units such as shops.

Unit counts and size ranges from the DLD register via Continental Club, October 2026. A sister tower, Elaris Rise, with 198 homes over 24 floors, was launched at the same event.

Elaris Sky prices and resale

Studios start from AED 767,000. DLD has registered 231 sales at Elaris Sky, almost all from the developer. Median registered prices to early October 2026 were AED 771,959 for studios of about 400 sq ft, AED 1,160,101 for 1 bedrooms and AED 1,675,841 for 2 bedrooms (DLD transactions via Continental Club).

Mitchells puts the median at AED 1,848 per sq ft over 54 sales in Q4 2025 and AED 1,571 per sq ft over 20 sales in Q3 2026, a fall of 15%. It notes that the mix of unit types differs between the two quarters, so this is not a like-for-like price change.

Elaris Sky payment plan

The plan is 20% on booking, 50% during construction and 30% on handover (Binayah and Continental Club, accessed October 2026). On a AED 767,000 studio, that is AED 153,400 at booking and AED 230,100 at handover. Some broker listings describe the 70% before handover as spread over about five years.

Elaris Sky developer and delivery record

Object 1 launched Elaris Sky at an event at Atlantis The Royal in October 2025 and says it ranks among the top three developers in JVT (Zawya, 8 October 2025). Its website lists two delivered buildings, RA1N Residence and V1ter Residence in JVC. Data Habibi counts about 324 units delivered against a pipeline of about 6,400 units under construction, with six active projects past their announced dates (accessed 11 October 2026). Elaris Sky is much taller than the buildings Object 1 has completed so far.

What to check before buying at Elaris Sky

1. Which date the SPA uses, Q4 2028 or 30 September 2028, and the grace period after it.
2. The next DLD inspection for project 4019. At 0.19% in August 2026, the build had only just started.
3. The price paid against registered sales of the same layout, given the 15% drop in median price per sq ft between Q4 2025 and Q3 2026 reported by Mitchells.
4. The 30% due at handover, and how it will be paid in late 2028.
