When will Binghatti Skyhall be handed over?

The registered completion date for Binghatti Skyhall is 31 August 2026, the date the Dubai Land Department holds for project 3504. It has passed, and the tower is not finished. Sources disagree on the developer’s target: Binghatti’s page says Q3 2026, while Property Finder and Propsearch say Q4 2026, with Property Finder giving 30 November 2026.

The last DLD inspection, on 30 April 2026, recorded 31.14% complete. No newer figure had been published by 11 October 2026. With more than two thirds of the work left at that inspection, a handover in 2026 is not possible on the recorded pace, and no revised date has been announced.

Binghatti Skyhall construction update

The DLD register records construction starting on 1 February 2025, with progress of 31.14% between the first inspection on 16 January 2025 and the latest on 30 April 2026. Propsearch names Granada Europe Engineering Contracting as main contractor and Silver Stone Engineering Consultants as architect. Buyer payments go to an escrow account at First Abu Dhabi Bank (DLD register). The plot was first planned for a cancelled project, Akar Bay View, and the DLD lists the project value at AED 385 million (Propsearch).

Binghatti Skyhall homes and sizes

Skyhall is a single tower near the Dubai Canal in Business Bay: three basement levels, a ground floor, three podium levels, 29 residential floors, a mechanical floor and a roof. Propsearch counts 34 storeys. The DLD register lists 728 units. Binghatti says the apartments come semi furnished.

Sizes are typical ranges from the DLD register (Continental Club, accessed 11 October 2026). Binghatti’s current listing shows a larger 604 sq ft studio.

Binghatti Skyhall prices and resale

Property Finder records booking opening on 1 February 2025, and the public launch followed in spring 2025 (Metropolitan Premium Properties, 22 April 2025). Studios launched from about AED 975,000 (Propsearch); Continental Club gives the developer’s starting price as AED 985,000.

The DLD has recorded more than 650 sales, nearly all bought from the developer. The median was AED 2,667 per sq ft in 2025 and AED 2,686 per sq ft in 2026 (Dubai Handover). In September 2026, 424 sq ft studios registered at AED 1.1 million (3 September) and AED 1,268,060 (9 September), and 838 sq ft 1 bedrooms at AED 1,904,000 to AED 1,935,000 (2 to 9 September), per Continental Club. Property Finder marks the project sold out from the developer, while Binghatti’s page lists a 604 sq ft studio from AED 1,304,000.

Binghatti Skyhall payment plan

Binghatti’s plan is 20% on booking, 50% during construction and 30% on completion. Continental Club labels this 70/30. On a studio at the AED 975,000 launch price, the completion payment is AED 292,500. That payment follows the real completion date, not the registered 31 August 2026.

Binghatti Skyhall developer and delivery record

Binghatti said in its 2025 brochure for Skyhall that it had delivered 20,000 units before 2024. Its 2026 record is mixed. Binghatti Starlight and Binghatti Haven passed 31 March 2026 registered dates at 63.11% and 76.13% complete in May 2026. Binghatti Skyrise, also in Business Bay, has a 31 December 2026 registered date and was 22.4% complete in April 2026. Other Binghatti dates are on the Binghatti handover dates page.

What to check before buying at Binghatti Skyhall

1. The completion date and grace period in the SPA, now that both the registered date and Binghatti’s Q3 2026 target have passed.
2. The latest DLD percentage for project 3504, through the DLD project status enquiry service, since the last published figure dates from April 2026.
3. For a resale, the original price and the amount already paid, because the 30% completion payment is still owed to Binghatti.
4. The furnishing schedule, as Binghatti says units are semi furnished.
