When will Binghatti Ruby be handed over?

Binghatti Ruby has not been handed over. Binghatti’s own project page still says the tower is scheduled for completion in Q1 2026, and the Dubai Land Department (DLD) project register, where it is listed as “Binghatti Ruby”, holds a registered completion date of 28 February 2026. Both dates have passed.

The building was 46.43% complete at its latest DLD inspection on 23 July 2026. At that pace, a 2026 handover is not realistic. Propsearch, updated on 15 August 2026, gives an estimated handover of Q4 2027. Binghatti has not published a revised date.

Binghatti Ruby construction update

The DLD register records construction starting on 1 January 2025. Progress was 20.04% at the inspection of 10 March 2026 and 46.43% on 23 July 2026, a gain of 26.39 points in about four and a half months (DLD project register via Continental Club). The escrow account is held with National Bank of Fujairah, and the DLD project number is 3533.

Propsearch names Granada Europe Engineering Contracting as main contractor and Silver Stone Engineering Consultants as architect. The plot was first meant for a different project, Jouri 2, which was cancelled.

Binghatti Ruby homes and sizes

Binghatti Ruby is a single mixed-use tower in JVC District 16. Binghatti describes 18 residential floors above 4 parking levels. Propsearch counts 25 storeys plus one basement. The DLD register lists 628 units; Binghatti’s facts sheet lists 627.

Unit counts and sizes are from the DLD register via Continental Club. Size ranges leave out the smallest and largest 5% of each type.

Binghatti Ruby prices and resale

At launch in December 2024, Binghatti’s facts sheet gave starting prices of AED 695,000 for a studio, AED 995,000 for a 1 bedroom, AED 1,675,000 for a 2 bedroom and AED 2,500,000 for a 3 bedroom (via Mitchells; Arab Property, 17 December 2024).

The DLD register shows 604 sales since 2024, with only one of them a resale. Median prices were AED 874,999 for a studio of about 388 sq ft, AED 1,349,999 for a 1 bedroom of about 743 sq ft and AED 2,249,999 for a 2 bedroom of about 1,227 sq ft. The overall median was about AED 1,953 per sq ft (Continental Club, register updated 3 October 2026). Recent registered sales include a 641 sq ft 1 bedroom at AED 1,057,187 (AED 1,649 per sq ft) on 28 September 2026 and a 378 sq ft studio at AED 874,999 on 21 September 2026 (Propsearch).

Binghatti’s page showed only offices left from the developer, from AED 4,594,794 for 1,351 sq ft, when checked on 11 October 2026.

Binghatti Ruby payment plan

Binghatti lists a 20/50/30 plan:

• 20% down payment on booking
• 50% during construction
• 30% on completion

The 30% balance falls due at completion, so a later handover also moves the last payment later.

Binghatti Ruby developer and delivery record

Binghatti Developers delivered six JVC projects in December 2024, including Binghatti Onyx (Khaleej Times, 12 December 2024). Several of its current towers, including Ruby, Starlight and Haven, have passed their published Q1 2026 dates. The full list is on the Binghatti handover dates page.

What to check before buying at Binghatti Ruby

1. The completion date in the SPA and any grace period, since the published Q1 2026 date and the 28 February 2026 registered date have both passed.
2. The latest DLD inspection figure, through the DLD project status service. The 23 July 2026 figure of 46.43% is the most recent published.
3. The price paid against recent DLD sales. Almost all registered sales are still from the developer, so resale prices are not yet tested.
4. Unit type and floor. More than half the homes are studios, and offices and shops sit on the lower floors.
