Sizes are from floor plans listed on Data Habibi. Data Habibi gives a launch price of about AED 750,000, and an agent listing from 11 August 2025 showed studios from AED 775,999, so the entry price has moved little since launch.

Across 242 DLD-registered sales to 4 October 2026, the median was AED 827,000 for a median size of 394 sq ft, or AED 2,099 per sq ft. Studios had a median of AED 2,117 per sq ft over 185 sales, and 1 bedroom apartments AED 1,170 per sq ft over 57 sales at a median 855 sq ft (Mitchells). All were off-plan registrations; none were completed-unit resales. The project median was about 19% above the Al Barsha South Second off-plan median of AED 1,759 per sq ft over the 12 months to 4 October 2026, though Mitchells notes the two figures do not control for unit mix. Data Habibi puts the launch rate at about AED 1,313 per sq ft, against about AED 2,160 per sq ft for the studios registered on 2 October 2026.

Binghatti Hillside payment plan

Binghatti’s published plan is 70/30 (project page, accessed 12 October 2026):

Stage Share Timing
Down payment 20% On signing the contract, plus the 4% DLD fee
During construction 50% Instalments while the tower is built
On completion 30% At handover

There is no post-handover plan. Data Habibi shows a 10/50/40 version, and the August 2025 agent listing gave 10% booking with 40% on handover, so terms have changed between releases. On a AED 776,000 studio, the 30% completion payment is about AED 232,800. With the building 80% built, the schedule offered to a new buyer may differ from the published plan.

Binghatti Hillside location

Binghatti Hillside is in Dubai Science Park, in Al Barsha South, next to Binghatti’s Hills and Hillviews towers. Binghatti Hills was 90% complete at its DLD inspection on 24 July 2026, and Binghatti Hillviews 32.6% on 25 June 2026, so the three towers are at different stages. Property Finder notes access to Al Khail Road and Umm Suqeim Road for the same district. Binghatti gives drive times of 9 minutes to King’s College Hospital, 10 minutes to Al Barsha Mall, 12 minutes to Dubai Hills Golf Club and 15 minutes to Mall of the Emirates.

Binghatti Hillside handover date

Binghatti has not announced a handover. Its project page still says the tower is scheduled for completion in Q2 2026 (accessed 12 October 2026), and the DLD register holds a registered completion date of 30 June 2026. Both dates have passed. Propsearch, last updated in January 2026, gave an estimated handover of June 2026, and Data Habibi still lists Q2 2026. A passed date on the register means the record has not been updated, not that the building is finished. No portal or developer source has published a new date since.

Binghatti says it has delivered more than 50 developments and has over 40,000 units in its portfolio (Binghatti, 25 March 2026). Several of its Q1 and Q2 2026 projects, including Binghatti Hills next door, have since passed their published dates without a handover.

What to check before buying at Binghatti Hillside

  1. The completion date written in the SPA and the grace period, since both published dates have passed.
  2. The current DLD progress for project 3481 through DLD’s project status service. The 80% figure dates from 17 September 2026.
  3. The tower name. Binghatti Hills, Binghatti Hillside and Binghatti Hillviews are three separate Dubai Science Park projects with different progress.
  4. How much is due at signing. With the building 80% built, the instalment schedule offered now may differ from the published 20/50/30 plan.
