Binghatti Hillside handover date: the latest position

Binghatti Hillside has passed its registered completion date of 30 June 2026 without a handover. Binghatti’s own project page still says Q2 2026. The tower is a 411 unit building in Dubai Science Park, covered in full on the Binghatti Hillside page.

The Dubai Land Department inspected the site on 17 September 2026 and recorded it 80% complete. That is the most recent official figure. The register, checked on 4 October 2026, still shows the old date of 30 June 2026 and the status under construction. A passed date on the register means the record has not been updated, not that the building is finished.

Binghatti Hillside is a single tower, so one row covers the whole project.

Binghatti has two other towers nearby with similar names. Binghatti Hills was 90% complete at its 24 July 2026 inspection, and Binghatti Hillviews was 32.6% complete on 25 June 2026. They are separate projects with separate dates.

How the Binghatti Hillside handover date has changed

The published date has not moved. What has changed is that the calendar has overtaken it. Between May and September 2026 the tower gained 9.96 points of progress, so about a fifth of the work recorded by DLD remained at the last inspection.

What the Binghatti Hillside handover date means for payments

Binghatti’s published plan is 20% on signing, 50% during construction and 30% on completion. Data Habibi lists a 10/50/40 version, with 40% due at handover. Either way, the largest single payment falls due at completion, so the later handover also moves that payment later. On a studio bought at about AED 776,000, the 30% completion payment is about AED 232,800, and under the 40% version it is about AED 310,400.

What to check before relying on the Binghatti Hillside date

1. The completion date and grace period in the buyer’s SPA. The Q2 2026 date on Binghatti’s page is no longer a usable guide.
2. The latest DLD inspection for project 3481, through DLD’s project status service. A new inspection after 17 September 2026 will show whether the pace has held.
3. Which payment plan the contract uses, 20/50/30 or 10/50/40, since the share due at handover differs by 10% of the price.
4. That the unit is in Hillside, not Hills or Hillviews, the two other Binghatti towers in Dubai Science Park.
