When will Binghatti Hillcrest be handed over?

Binghatti Hillcrest is due for completion on 31 December 2026. That is its registered completion date at the Dubai Land Department (DLD), DLD project 4105, and the date Binghatti gave when it launched the project in October 2025. Brokers and portals market it as Q4 2026, and Propsearch estimates December 2026.

At the DLD inspection on 17 September 2026, the building was 60% complete (DLD project register via Continental Club, inspection 17 September 2026). That left 40% of the work for the final three and a half months before the registered date. No change to the date had been filed as of 4 October 2026 (Mitchells).

Binghatti Hillcrest construction update

Construction started on 1 October 2025, according to the DLD register. Progress rose by 9.77 percentage points between the inspections of 31 July 2026 and 17 September 2026, to 60% (Continental Club). That puts the 31 July figure at about 50%.

The main contractor is Millionaire Building Contracting and the architect is Silver Stone Engineering Consultants (Propsearch). DLD’s filed description is a basement, ground floor, four residential floors and a roof. The plot was first meant for a cancelled project called Pearl Mizin, and the developer’s filed build cost is AED 135 million (Propsearch).

Binghatti Hillcrest homes and sizes

The DLD register lists 396 units. Binghatti describes “over 322” homes plus 28 ground floor shops, and Propsearch estimates 350 units. Nearly all homes are studios and 1 bedrooms.

Binghatti Hillcrest prices and resale

Binghatti released Hillcrest in October 2025. Launch material gave studios from AED 828,000 and 1 bedrooms from AED 1.325 million, with an offer that ran to 31 October 2025 (broker post, 18 October 2025); other brokers listed studios from AED 806,999. In October 2026 Binghatti listed studios from AED 819,999 for 363 sq ft.

The DLD register shows 237 sales from 25 August 2025 to 2 October 2026, with a median of AED 2,061 per sq ft and a median price of AED 895,000 (Mitchells). The quarterly median rose from AED 2,001 per sq ft in Q1 2026 to AED 2,242 in Q3 2026. Continental Club’s figures put the median studio sale at AED 827,999 (117 sales) and the median 1 bedroom at AED 1,348,999 (108 sales). The project’s median per sq ft was 19% above the Arjan off-plan median of AED 1,728 over the year to 5 October 2026, partly because most units are small studios.

Binghatti Hillcrest payment plan

At launch, studios and 1 bedrooms were sold on a 50/50 plan: 10% plus the 4% DLD fee on booking, 10% in November 2025, 1% a month to November 2026 with further 10% instalments in March and July 2026, and 50% on completion (Katalystor). Two bedrooms and shops were sold on 70/30. Binghatti’s standard 20/50/30 plan is also listed, and in October 2026 one broker listed a 50/20/30 option (Impala, 8 October 2026). Under the 50/50 plan, half the price is due at completion, so the 31 December 2026 date matters for buyers’ cash planning. A published service charge of AED 15 per sq ft a year has been quoted for the building (Impala).

Binghatti Hillcrest developer and delivery record

Binghatti Developers was founded in 2008. DLD records show 36 delivered Binghatti projects and 10,899 homes handed over, with 32 more in development (Oliva, accessed 11 October 2026). Hillcrest was described at launch as Binghatti’s only low-rise project in Arjan. It sits near Binghatti Hills, which was 90% complete in July 2026 after passing its Q2 2026 target. What to check before buying at Binghatti Hillcrest

1. The completion payment. On the 50/50 plan, half the price falls due at completion, which is registered for 31 December 2026.
2. The SPA date and grace period. At 60% on 17 September 2026, 40% of the work remained with about 15 weeks to the registered date.
3. The building name. Binghatti Hillcrest in Arjan is a different project from Binghatti Hills, Binghatti Hillside and Binghatti Hillviews in Dubai Science Park.
4. Service charges. The AED 15 per sq ft figure is a published estimate; the RERA-approved budget is set once the building is operating.
