When will Azizi Lina be handed over?

The Dubai Land Department (DLD) project register holds a registered completion date of 30 September 2028 for Azizi Lina (project number 4141). Property Finder now lists the same date, shown as Q3 2028. Continental Club also records Q3 2028 as the developer supplied date.

Several broker pages still show Q4 2027, including JRE, ezre.ae and A1 Properties. Azizi’s launch release of 22 September 2025, as published, did not include a handover date. The binding date is the one in each unit’s SPA.

Azizi Lina construction update

The register records a construction start of 3 February 2026. The DLD inspection on 18 March 2026 recorded 2% progress, up from no recorded progress at the inspection of 14 October 2025 (Continental Club). No newer inspection had been published by 4 October 2026, the date of the latest register extract (Mitchell’s). The escrow account is held at Ajman Bank.

Azizi Lina homes and sizes

Azizi Lina is a single residential building with studios, 1, 2 and 3 bedroom apartments and ground floor shops. Azizi lists swimming pools, separate gyms for men and women, a private cinema, a multipurpose hall and a games lounge. The building stands beside Jebel Ali Free Zone, close to Sheikh Zayed Road and a Red Line metro station.

Unit counts and sizes are from the DLD register via Continental Club, October 2026. Studios make up 188 of the 242 units.

Azizi Lina prices and resale

Property Finder shows a launch price of AED 601,000 for studios, with 1 bedrooms from AED 1.1 million, 2 bedrooms from AED 1.6 million and 3 bedrooms from AED 2.2 million (accessed 11 October 2026). OffPlan Insider lists studios from AED 572,000 (8 October 2026), and ezre.ae from AED 618,000, so entry prices vary by source.

The DLD has recorded 172 to 173 sales, almost all from the developer. Continental Club’s medians are AED 587,070 for studios of about 327 sq ft (146 deals), about AED 1,818 per sq ft, AED 937,530 for 1 bedrooms (20 deals) and AED 1,328,000 for 2 bedrooms (6 deals), using transactions to 4 October 2026. Studio sales in September 2026 ranged from AED 549,000 to AED 654,000.

Azizi Lina payment plan

The most widely published plan is 10% on booking, 40% during construction in four instalments of 10%, and 50% on handover (ezre.ae; OffPlan Insider; A1 Properties). ezre.ae also lists a 20/30/50 option. On a AED 601,000 studio, the 10/40/50 plan means AED 60,100 at booking, AED 240,400 during construction and AED 300,500 on handover, plus the 4% DLD fee. Nothing is due after handover.

Azizi Lina developer and delivery record

Azizi Developments says it has delivered more than 45,000 homes, with 7 projects handed over in 2026 and 10 more targeted by the end of the year, and more than 150,000 units under construction (GDN, 15 September 2026). Azizi has several towers in Downtown Jebel Ali at a similar stage. The nearby Azizi Arian has a registered completion date of 16 January 2028 and was also 2% built in March 2026.

What to check before buying at Azizi Lina

1. The completion date in the SPA, since broker pages show Q4 2027 and the register shows 30 September 2028.
2. The 50% handover payment. On a 1 bedroom at AED 1.1 million, about AED 550,000 falls due at completion.
3. The next DLD inspection figure for project 4141. The last published figure was 2% in March 2026.
4. Competing supply. Azizi has several studio-heavy towers in Downtown Jebel Ali due within months of each other, which can affect rents after handover.
