When is the Azizi Lina handover date?

Azizi Lina handover date: the latest position
The Dubai Land Department (DLD) project register holds 30 September 2028 as the completion date for Azizi Lina (project number 4141). The latest published DLD inspection, on 18 March 2026, recorded 2% construction progress. Prices, sizes and the payment plan are on the Azizi Lina page.
Property Finder lists the same September 2028 date, and Continental Club records Q3 2028 as the developer supplied date. Some broker pages, such as JRE, ezre.ae and A1 Properties, still show Q4 2027.
Azizi Lina handover date by building
Azizi Lina is a single building of 242 registered units. It is registered separately from Azizi’s other towers in Downtown Jebel Ali. For comparison, Azizi Arian nearby has a registered completion date of 16 January 2028 and was also 2% complete at its DLD inspection on 24 March 2026.

The Q4 2027 date on those listings would have meant a build of under two years from the February 2026 start. The registered date allows about 32 months. From the 18 March 2026 inspection, the remaining 98% would need about 3 percentage points a month to finish by 30 September 2028.
What the Azizi Lina handover date means for payments
The common plan is 10% on booking, 40% during construction in four 10% instalments, and 50% on handover. Half of the price is therefore tied to completion. On the AED 601,000 launch price studio, the handover payment is AED 300,500. A buyer who planned for that payment in late 2027 would, on the registered date, make it in late 2028 instead. No post-handover plan is listed.
What to check before relying on the Azizi Lina date
- Which date the SPA states, Q4 2027 or 30 September 2028.
- Whether the four construction instalments are linked to progress or to calendar dates. With 2% recorded in March 2026, this decides how quickly they fall due.
- Azizi’s recent delivery pace. Azizi reported 7 projects handed over in 2026 by mid September, with 10 more targeted by year end (GDN, 15 September 2026).
- The next DLD inspection for project 4141 on the Dubai REST app, since no figure newer than March 2026 had been published by early October.
