Property Finder lists a 5% down payment, 55% during construction and 40% on handover plan for units at the AED 2.8 million launch price. Bayut’s area guide lists four payment plans Aldar has offered across the community: 10% down with 50% during construction and 40% on handover, 10% down with 60% during construction and 30% on handover, 10% down with 70% during construction and 20% on handover, and 5% down with 55% during construction and 40% on handover. Which plan applies depends on the cluster and launch date.
As a worked example only, using the 5/55/40 plan for a townhouse at the AED 2.8 million starting price: 5% down is AED 140,000, plus the 4% DLD registration fee of AED 112,000, for AED 252,000 due at booking. The 55% construction instalments total AED 1,540,000, and the final 40% on handover is AED 1,120,000.
