Athlon by Aldar handover date: the latest position
The Athlon by Aldar villas and townhouses are due in two phases. Phase 1, with 893 homes, has a registered completion date of 31 May 2028, and phase 2, with 599 homes, has a registered completion date of 30 September 2028, both on the Dubai Land Department register. Progress picked up in 2026. Between the inspections of 13 April and 23 July 2026, phase 1 gained 5.06 points and phase 2 gained 3.9 points. To meet 31 May 2028, phase 1 would need to complete the remaining 81.78% in about 22 months from its July inspection. The Rise by Athlon apartments are a separate phase that started construction on 15 January 2026 and is not due until December 2029 or January 2030.

The DLD register splits Athlon into two villa projects and four apartment projects, each with its own completion date. Portals that give one date for “Athlon” are describing one of these phases only.

What the Athlon by Aldar handover date means for payments
A large share of the price falls due at handover. The launch schedule published on 4 May 2024 asked 5% at booking, 5% at SPA signing, then instalments in November 2024, May 2025, March 2026, November 2026 and July 2027, with 40% on handover in May 2028. Some units were sold on a 70/30 version with 30% at handover. Property Finder lists 5/55/40, and Bayut lists four plans Aldar has used, with 20% to 40% due on handover. On the AED 2.8 million starting price, a 40% handover payment is AED 1.12 million. For Rise by Athlon, Aldar’s portal lists 5% on booking, 75% during construction and 20% on completion, according to OffPlan Insider.
What to check before relying on the Athlon by Aldar date
- Whether your villa is in phase 1 or phase 2. The two are four months apart on the register, and the SPA will name the project.
- Which Rise by Athlon building your apartment is in. Rise 1 and Rise 4 are registered for 30 December 2029, Rise 2 and Rise 3 for 30 January 2030.
- How the 40% handover payment will be funded, since under the launch plan it is the largest single instalment and falls due at handover.
- The DLD progress for project 3143 or 3145, through DLD’s project status enquiry service, and the grace period stated in your SPA.
