When will Artistry One Residences be handed over?

Select Group gives Q1 2029 for handover. The Dubai Land Department (DLD) register holds a registered completion date of 9 February 2029 for DLD project number 4259, filed by Select Global Development (Continental Club, registry updated 5 October 2026). The project was registered on 15 January 2026, and construction was registered to start on 9 February 2026, giving a three year build (DXB Off Plan).

Sources differ in one place. Continental Club’s summary lists Q4 2029 as the developer date, while Select Group’s own page and the register point to Q1 2029.

Artistry One Residences construction update

The only DLD inspection on record, on 14 January 2026, found 0% progress. It took place before the registered construction start. No later DLD percentage had been published by 5 October 2026. The escrow account is held at Emirates NBD.

Artistry One Residences homes and sizes

Artistry One is a 36 storey tower with views toward Downtown Dubai, the Burj Khalifa, Dubai Canal and Sheikh Zayed Road. Amenities include an infinity pool and terrace on the 21st floor, a gym and a spa with sauna, hammam and ice baths (Insider Real Estate, 20 January 2026).

Sizes are from the DLD register via Continental Club and match Select Group’s published ranges. The register lists 232 units; one portal gives 227.

Artistry One Residences prices and resale

Select Group opened private sales in January 2026 with 1 bedrooms from AED 2.3 million (Insider Real Estate). Its site in October 2026 lists 1 bedrooms from AED 2.3 million, 2 bedrooms from AED 2.7 million and larger homes from AED 6 million. Continental Club shows a lower entry of AED 2,211,000.

The DLD register shows 151 sales by early October 2026, at a median of about AED 3,139 per sq ft. Recent registered sales:

• 1 bedroom, about 764 sq ft: AED 2,234,000 to AED 2,380,000 (20 July to 14 September 2026)
• 2 bedroom, about 910 sq ft: AED 2,710,000 to AED 2,887,000 (3 June to 21 September 2026)
• 3 bedroom, about 1,965 sq ft: AED 6,181,000 to AED 6,540,000 (5 June to 21 September 2026)

These are mostly first sales from the developer. There is no meaningful resale record yet.

Artistry One Residences payment plan

The plan is 50/50 (EZRE and Continental Club):

1. 20% on booking
2. 30% during construction, as 10% within 6, 12 and 18 months of booking
3. 50% on handover

Select Group’s own page mentions a 10% down payment to book, so the booking split may differ by release. On a 1 bedroom at AED 2.3 million, about AED 1.15 million falls due at handover.

Artistry One Residences developer and delivery record

Select Group was founded in 2002 and says it has delivered more than 10,000 homes, with about 5,000 more in its pipeline (Select Group, accessed October 2026). Artistry Two Residences, a twin tower with the same layouts and 235 units, was launched on 4 February 2026 after what Select described as strong demand for Artistry One. Property Finder lists it as “Artistry Phase 2”.

What to check before buying at Artistry One Residences

1. Which tower. Artistry One and Artistry Two are separate DLD projects, 4259 and 4261, with separate escrow records.
2. The completion date in the SPA, given that one source shows Q4 2029 rather than Q1 2029.
3. The booking share. Listings show both 10% and 20% to book.
4. View and floor. In a tower sold on Burj Khalifa and canal views, the side of the building affects the price.
