When will Amali Island be handed over?

Amali Properties said in December 2025 that Amali Island is scheduled for completion by the end of 2027 (Arabian Business, 12 December 2025). The Dubai Land Department (DLD) register, where it is listed as Amali Island, project number 3038, still records a completion date of 31 March 2027. That registered date matches the Q1 2027 target the developer gave at launch in 2024 and again at the ground breaking on 29 October 2024.

The DLD inspection of 11 June 2026 recorded 16.37% complete (DLD project register via Continental Club, registry updated 25 September 2026). Finishing by 31 March 2027 would need more than 8 points a month from June, against about 1 point a month in the first half of 2026, so the end of 2027 date is the more realistic one.

Building-by-building dates and how the date has changed: Amali Island handover date.

Amali Island construction update

The register records construction starting on 1 July 2024. Before any villa could rise, dredging contractor Van Oord joined the Uruguay and São Paulo islands into one 1.2 million sq ft platform, and quay walls, canal edges and shoreline protection had to be built. In December 2025 Amali appointed DUTCO to finish the remaining marine works and take on the main construction package (Arabian Business). DLD inspections recorded 11.65% on 21 January 2026 and 16.37% on 11 June 2026.

Amali Island homes and sizes

Villa type Bedrooms Built area Launch price from
Villa Amorino 5 12,690 sq ft AED 44.75 million
Villa Aurora 6 16,620 sq ft AED 63 million
Villa Aria 7 22,470 sq ft AED 112.05 million
Villa Avatea 7 35,764 sq ft on a 58,081 sq ft plot Sold for AED 220 million

Sizes and launch prices for Amorino, Aurora and Aria are from Engel and Völkers, which dates the price list to Q4 2023; Continental Club lists Aurora as 7 bedrooms. Avatea’s size is from the developer’s August 2026 release. Each villa has up to 50 metres of beachfront, some with private berths. Shared facilities include a restaurant, spa, gym, clubhouse and a resident helipad. Access is by boat, about six minutes from the mainland, or by helicopter.

Amali Island prices and resale

All 24 villas are sold. Amira Sajwani said 22 sold on the first day of launch (Business Traveller, 8 July 2024), and the developer described the project as sold out in December 2025. The DLD register holds 25 sales, with medians of AED 50 million for 5 bedroom villas (14 sales) and AED 73 million for 6 bedroom villas (9 sales). The largest registration was AED 220 million on 12 March 2026 for a 7 bedroom villa, which Amali identifies as Villa Avatea. Any purchase now would be a resale, and none had been registered by September 2026.

Amali Island payment plan

Continental Club and Business Traveller give a 60/40 plan: 10% on booking, 50% during construction and 40% on handover. Palmera shows 5% down and 55% in nine instalments, with the same 40% on handover. On a AED 50 million villa, the handover payment is about AED 20 million.

Amali Island developer and delivery record

Amali Properties was founded by siblings Ali and Amira Sajwani, children of DAMAC founder Hussain Sajwani. Amali Island is its first project, so the developer has no completed handover record of its own yet. Ali Sajwani said in December 2025 that Amali was looking at more World Islands plots and planned a new tower launch in 2026.

What to check before buying at Amali Island

  1. The completion date in the SPA and how it compares with the end of 2027, since the register still shows 31 March 2027.
  2. The marine works. Villa construction depends on the shoreline and quay works DUTCO took over in December 2025.
  3. Running costs and access. Boat and helicopter access, berths and island services carry their own charges.
  4. Resale evidence. With no registered resales, there is no secondary market price yet.
