When is the Amali Island handover date?

Amali Island handover date: the latest position
Amali Properties says Amali Island is scheduled for completion by the end of 2027 (Arabian Business, 12 December 2025). The DLD project register still records a completion date of 31 March 2027, the Q1 2027 target given at launch, and agency listings such as Palmera still show Q1 2027. The latest DLD inspection, on 11 June 2026, recorded 16.37% complete, up 4.72 points from 21 January 2026. At about 1 point a month, the March 2027 date cannot be met. The end of 2027 date needs about 4.5 points a month from June 2026, which depends on villa construction speeding up once the marine works are done.

All 24 villas sit in one DLD project, number 3038, on a single platform made by joining the Uruguay and São Paulo islands.

The register does not split progress by villa. Infrastructure shared by every villa, including quay walls, canal edges and shoreline protection, had to be completed before vertical building could begin (Arabian Business).

The move from Q1 2027 to the end of 2027 came with the change of contractor for the marine and main works. The registered date of 31 March 2027 has not followed it.
What the Amali Island handover date means for payments
The usual plan is 10% on booking, 50% during construction and 40% on handover (Continental Club; Business Traveller). On the 5 bedroom DLD median of AED 50 million, about AED 20 million is due at handover, and on the AED 220 million Villa Avatea about AED 88 million.
What to check before relying on the Amali Island date
- Whether the SPA date has been amended to match the developer’s end of 2027 date, or still shows Q1 2027.
- Whether DLD has approved a new completion date, which the project status enquiry will show.
- The next DLD inspection. A figure near 30% by the end of 2026 would support end of 2027.
- The access and berth arrangements at handover, since an island villa cannot be used until boat access and utilities are running.
