Alba Tower construction update
Alba Tower is DLD project 3059, a single building in the area the register calls Al Satwa, inside the Jumeirah Garden City master community (Mitchells, register as at 4 October 2026). HomeSearch describes it as two basement levels, a ground floor, eight floors and a roof, built as a concrete structure. Tanami Properties gives a height of 44.6 metres. The 30.92% figure from 27 July 2026 was the latest inspection published by 11 October 2026.
Alba Tower homes and sizes
The register lists 73 homes. Developer brochures describe 72 apartments, all 1 and 2 bedrooms, with Italian styled interiors (Tanami Properties; Property Junction).
| Home type | Sizes in registered sales |
|---|---|
| 1 bedroom | 416 to 853 sq ft |
| 2 bedroom | 686 to 840 sq ft |
Sizes are from DLD registered sales listed by Mitchells, February 2025 to September 2026. Some broker pages list 2 bedrooms up to about 2,161 sq ft, which would include the largest units on the upper floors.
Alba Tower prices and resale
At launch, 1 bedrooms were priced from AED 1,009,617 (Tanami Properties) and 2 bedrooms from about AED 1,455,357 (AiGents Realty). Mitchells counts 41 registered sales up to 11 September 2026, with a median of AED 905,000 for a median size of 567 sq ft. Over the 12 months to 2 September 2026, the median was AED 1,791 per sq ft across 17 sales, all off-plan (Luxury Located).
Recent registrations include a 416 sq ft 1 bedroom at AED 810,000 in September 2026, a 446 sq ft 1 bedroom at AED 904,901 on 15 July 2026, and a 686 sq ft 2 bedroom at AED 1,300,000 on 9 April 2026. Prices vary widely by size and floor: 1 bedrooms of 482 sq ft registered at AED 639,539 to AED 700,000 on the same day in April 2026.
Alba Tower payment plan
Tanami Properties lists two plans:
- With a 10% discount: 20% on booking, 41% at 1% a month for 41 months, and 39% on handover.
- With a 15% discount, 1 bedrooms: 30% on booking, 41% at 1% a month for 41 months, and 29% on handover.
The 4% DLD fee is paid at booking. Because the monthly instalments run for 41 months from booking, a buyer who booked in 2024 would finish them around the time the register expects completion.
Alba Tower developer and delivery record
The register lists Century Seven Properties as the developer, marketed as Century 7 Properties. Its brochure introduces Alba Tower as “our first project”, so there is no completed building to judge its record by. Some broker pages attribute the tower to Reportage Properties, which the DLD register does not show. The registered date already sits two quarters later than the Q4 2027 handover still shown in listings.
What to check before buying at Alba Tower
- The completion date in the SPA, since listings show Q4 2027 and the register shows 30 June 2028.
- The developer named in the SPA and escrow account, given the conflicting developer names on broker pages.
- How many monthly instalments remain, as the 1% a month plan may end before or after the handover.
- The next DLD inspection after July 2026.
