When will AG AUM Residence be handed over?

The Dubai Land Department (DLD) register gives AG AUM Residence a completion date of 30 November 2028. The developer’s stated handover is Q4 2028 (Continental Club, developer supplied), and Property Finder lists November 2028. One broker page, Aigents Realty, also shows Q3 2027 in its building details, which does not match the register or the developer.

The last DLD inspection, on 24 March 2026, recorded the tower 2.44% complete. That was 16 months after construction started on 30 November 2024. To meet the registered date the remaining 97.56% would need to be built in about 32 months, roughly three points a month. The register showed a gain of only 2.05 points between July 2025 and March 2026.

AG AUM Residence construction update

The DLD project number is 3262 and the escrow bank is Emirates NBD. The register records construction starting on 30 November 2024, an inspection on 21 July 2025 and an inspection on 24 March 2026 at 2.44%, with three DLD site photos from that date (DLD register via Continental Club, construction data updated 5 October 2026). At that stage a project is usually at enabling or foundation works. No newer DLD reading had been published by October 2026.

The tower is planned with three basement levels, a ground floor, 13 residential floors and a roof amenity level (3B + G + 13 + R). It is in Wadi Al Safa 5, the DLD district that covers Dubailand Residence Complex, along Sheikh Mohammed Bin Zayed Road (Property Finder).

AG AUM Residence homes and sizes

Unit counts and sizes are from the DLD register via Continental Club. Prices are Property Finder’s launch figures, accessed 11 October 2026. Property Finder also lists a single 3 bedroom layout of 1,356 sq ft from AED 1.6 million, which does not appear in the DLD unit mix. Half the building is studios. AG Properties markets the homes as smart apartments (Continental Club).

AG AUM Residence prices and resale

Continental Club counts 258 DLD sales since 2023, almost all from the developer, with 2 resales. The median was AED 12,379 per square metre, about AED 1,150 per sq ft (transactions to 4 October 2026). By type, the medians were about AED 1,284 per sq ft for studios, AED 1,121 for 1 bedrooms and AED 1,067 for 2 bedrooms.

With 258 sales against 260 units, the building is close to sold out from the developer. Recent registered sales include:

• a 1 bedroom of about 886 sq ft for AED 886,085 on 21 May 2026
• a studio of 398 sq ft for AED 322,507 on 10 January 2026 (Property Finder)
• a 2 bedroom of 1,251 sq ft for AED 1,013,208 on 9 January 2026 (Property Finder)

The January 2026 sales were well below the launch prices, at about AED 810 per sq ft for both. Continental Club’s yearly medians fell from about AED 1,300 per sq ft in 2024 to about AED 1,150 in 2025 and about AED 810 in 2026 so far. Aigents Realty puts the 12-month registered median for the wider area at about AED 1,415 per sq ft.

AG AUM Residence is a different project from AUM 99 Residences, a later AG Properties tower in the same community with a Q1 2029 date and prices from AED 927,700 (Property Finder).

AG AUM Residence payment plan

All sources give a 15% down payment and 45% during construction, which Property Finder says is paid in six instalments. They differ on the last 40%. Property Finder lists it as payable after handover. Aigents Realty lists it as payable on handover, and Continental Club describes a 60/40 plan from AED 500,000. Under either reading, 60% is paid during construction, and the timing of the last 40% depends on the handover date.

AG AUM Residence developer and delivery record

AG Properties, registered with DLD as AGP Assets Real Estate Developments, has concentrated on Dubailand Residence Complex. Property Finder lists seven of its projects, six of them in DLRC. AG Square is listed as ready, AG Central is due in Q4 2026 and AG 7even in Q1 2027, while AG Ark Tower, AG AUM Residence and AUM 99 Residences run to Q4 2028 and Q1 2029 (accessed 11 October 2026).

What to check before buying at AG AUM Residence

1. The construction pace. At 2.44% in March 2026, the next DLD inspection will show whether the tower is on course for 30 November 2028.
2. Whether the last 40% is due on or after handover, as published plans disagree.
3. The price paid against DLD sales. Registered prices have ranged from about AED 810 to AED 1,300 per sq ft.
4. That the unit is in AG AUM Residence (DLD project 3262) and not AUM 99 Residences, which has a different completion date.
