When will 171 Garden Heights be handed over?

The Dubai Land Department (DLD) project register gives 171 Garden Heights, DLD project 3127, a registered completion date of 31 December 2026. Continental Club shows a developer-supplied handover of Q4 2026, and Propsearch lists December 2026 (updated 7 January 2026).

Progress points to a later finish. The latest DLD inspection, on 8 June 2026, recorded 33.66% (Continental Club, registry updated 7 October 2026). Reaching 100% by 31 December 2026 would need about 66 points in under seven months, close to 10 points a month. The building averaged 2.51 points a month up to June 2026. At that pace, Continental Club estimates completion around 21 August 2028, which it labels an estimate and not a developer commitment. JAD Global had not published a revised date by 11 October 2026.

171 Garden Heights construction update

Construction was registered as starting on 11 September 2024. DLD inspections recorded 3.95% on 2 April 2025, 6.72% on 16 July 2025, 14.33% on 12 November 2025, 26.22% on 24 February 2026 and 33.66% on 8 June 2026. The register had no newer inspection in its 7 October 2026 update. Dubai Islamic Bank holds the escrow account.

171 Garden Heights homes and sizes

The building is ground floor, two podium levels and eight residential floors, which Propsearch describes as 11 storeys. The DLD register lists 159 units; JAD Global announced 171 furnished homes (Arabian Business).

Sizes exclude the smallest and largest 5% of each type (Continental Club, from DLD data). Eight in ten units are 1 bedrooms.

171 Garden Heights prices and resale

The sales launch in October 2024 started from AED 1.1 million (Propsearch). JAD Global put the project’s value at AED 250 million, part of AED 1 billion it planned to invest in Jumeirah Garden City (Arabian Business). Its project page lists 171 Garden Heights as sold out.

The DLD register records 143 sales, about 1% of them resales (Continental Club, transactions to 6 October 2026). Medians are AED 789,712 for studios across 12 sales, AED 1,229,745 for 1 bedrooms across 115 sales and AED 1,990,866 for 2 bedrooms across 15 sales. The median price per sq m rose from AED 19,375 in 2024 to AED 22,604 in 2026 so far, or about AED 1,800 to AED 2,100 per sq ft. The most recent sale shown, on 19 June 2026, was a 1 bedroom of 62.9 sq m for AED 1,185,591.

171 Garden Heights payment plan

The plan is 60/40: 10% down payment, 50% during construction and 40% on handover (Continental Club, Propsearch). On a 1 bedroom at the median of AED 1,229,745, the handover payment is about AED 491,900. Since that payment follows completion, a later finish moves it later too.

171 Garden Heights developer and delivery record

JAD Global Real Estate Development was co-founded by Mohammed Al Sheikh (Arabian Business). 171 Garden Heights is its first project in Jumeirah Garden City, a district master planned by Meraas. Its second, JAD 288, is registered for completion on 31 December 2027. JAD Global had not handed over a building in the district by October 2026, so 171 Garden Heights will be its first delivery record there.

What to check before buying at 171 Garden Heights

1. The next DLD inspection. The June 2026 figure of 33.66% is the latest on record, four months old by October 2026.
2. The SPA completion date and grace period, and any notice from JAD Global moving the 31 December 2026 date.
3. The 40% handover payment, and when it is likely to fall if completion moves into 2027 or 2028.
