What buyers like about Tria by Deyaar
Deyaar announced the handover of Tria on 6 October 2026, so residents are only now moving in and there are no resident reviews yet. What is available is buyer activity, listing ratings and resident views of Dubai Silicon Oasis as a whole.
Steady resale demand. Continental Club counts 958 DLD-registered sales since 2022. Mitchells Commercial Realty lists 78 sales registered between 28 April 2025 and 7 September 2026, a sign that off-plan contracts kept trading during the delay.
Prices above launch. Studios launched from AED 517,000. Studio contracts sold for AED 580,000 to AED 672,000 between April and July 2026 (DLD data via Mitchells).
Google rating. The Tria listing on Google averages 4.5 out of 5 from 33 reviews (Yalah, accessed 29 September 2026). Because the building was not occupied when they were given, these ratings cannot reflect living there.
The area. Bayut’s guide of 5 September 2025 lists affordable rents, shops and clinics within Dubai Silicon Oasis, nearby schools, and direct access to Sheikh Mohammed Bin Zayed Road and Dubai-Al Ain Road.
The payment plan. The published plan leaves 40% of the price to pay after handover (Property Finder). Projects Scout notes that this lets an investor collect rent while paying the balance.
Common complaints about Tria by Deyaar
The delay. Deyaar said on 7 March 2023 that Tria would complete in 2025, and the DLD register showed 30 June 2025. Deyaar later targeted September 2026 and announced the handover on 6 October 2026, about 16 months after the registered date. Data Habibi called it a 15 month postponement. For buyers, the delay also moved back the date rent could start.
Price growth behind the area. Continental Club’s analysis of DLD data finds Tria prices rose 19% from 2022 to 2025, while the wider district rose 103% over the same period. It says the building lagged the market.
Conflicting status online. Some portals and broker pages listed Tria as handed over in Q2 2025 or 100% complete well before it was. The DLD register recorded 94.11% at its inspection on 25 August 2026, and Deyaar announced the handover on 6 October 2026.
Traffic and transport in Silicon Oasis. Bayut notes heavy traffic at the community’s entrances and exits at peak hours. There is no metro station in Dubai Silicon Oasis yet. Bayut says the Blue Line, which will serve the area, is scheduled to open on 9 September 2029.
