Tria has been handed over. Deyaar announced on 6 October 2026 that it had handed over the tower’s 711 homes and 6 retail units, taking its 2026 deliveries above 2,100 units (Zawya press release). The Dubai Land Department (DLD) register held 30 June 2025 as the registered completion date, and its last published site inspection, on 25 August 2026, recorded the tower 94.11% complete. Before the announcement, Deyaar’s construction update had given September 2026 as the expected completion date and said final building completion formalities had been initiated. The handover came about 16 months after the registered completion date.

Tria is a single tower, so one registered date and one progress figure cover all 717 units, which Deyaar’s handover announcement gives as 711 homes and 6 retail units. The DLD register describes it as a ground floor, three podium levels and 28 residential and commercial floors.

The tower gained 0.74 points between the inspections of 3 August and 25 August 2026, from 93.37% to 94.11% (Continental Club, DLD data). The last few points usually cover finishing work, authority approvals and the building completion certificate, and Deyaar announced the handover about six weeks after the last published inspection.

The date moved three times before the handover, which came more than a year after the original target.

What the Tria by Deyaar handover date means for payments

Property Finder and Continental Club list a plan of 14% at launch, 35% during construction, 11% on handover and 40% after handover. On the studio launch price of AED 517,000, that is AED 56,870 at handover and AED 206,800 paid after it. Data Habibi lists a different split for some units: 12% deposit, 49% during construction, 9% at handover and 30% over 36 months after handover.

Because 40% of the price falls after handover under the main plan, the October 2026 handover sets the start of those post-handover instalments. The handover payment itself falls due once Deyaar issues its handover notice.

What to check after the Tria by Deyaar handover

1. The handover notice for your unit. For Regalia, owners were formally notified once completion certificates were issued, and handover followed in April 2026 (GDN, 21 Apr 2026).
2. The completion date and grace period in your SPA. Older SPAs may carry the 2025 date that matches the DLD register, which matters for any delay terms.
3. Which payment plan your contract follows, since sources list both 14/35/11/40 and 12/49/9/30 splits, with different amounts due at handover.
4. The DLD status of project number 2403, through DLD’s project status enquiry service, which shows whether the register has recorded the project as complete.
