Sunset Bay Grand handover date: the latest position

Imtiaz Developments targets a December 2027 handover for Sunset Bay Grand, and Property Finder lists expected completion on 31 December 2027. The Dubai Land Department (DLD) register records a completion date of 15 February 2028, about six weeks later. Full project details are on the Sunset Bay Grand page.

The last DLD inspection, on 17 August 2026, recorded the building 16.29% complete. Imtiaz’s own project page shows a lower overall figure of 14%.

How the Sunset Bay Grand handover date has changed

No change to either date has been reported. The difference is between Imtiaz’s December 2027 and the 15 February 2028 in the register.

What the Sunset Bay Grand handover date means for payments

Sunset Bay Grand uses fixed dates, not construction milestones. After 20% on booking, six instalments of 5%, 5%, 10%, 10%, 5% and 5% fall due between 15 February 2026 and 15 July 2027 whatever the progress on site. The last 40% is due “on completion December 2027” (Imtiaz fact sheet). By the final dated instalment in July 2027, buyers will have paid 60% of the price. If completion moves towards the registered February 2028 date or later, only the 40% balance moves with it.

What to check before relying on the Sunset Bay Grand date

1. The anticipated completion date in the SPA, and whether it says December 2027 or follows the DLD’s 15 February 2028.
2. The grace period in the SPA, which sets how far beyond that date completion can slip.
3. Progress at the next DLD inspection. Since February 2026 the building has added about 2 points a month, which would need to more than double to finish by December 2027.
