The first due are Palm Grove Villas and the Delphine and Selene Beach Residences, in December 2027. The last are Tranquil Beach Residences and Capeside Marina Residences, in June 2030. The project is in Umm Al Quwain, so it does not appear on the Dubai Land Department (DLD) register, which publishes registered completion dates and inspection figures for Dubai projects. Portals describe a 10/50/40 plan: 10% on booking, 50% during construction and 40% on handover. Realty Hunting describes the same total as 10% on booking, 10% on signing the agreement, 40% during construction and 40% on handover, and Paul Palmer notes that current launches have no post-handover plan (12 Aug 2026). On a Palm Grove villa from AED 10.75 million, Sobha’s listed price, the handover payment is AED 4.3 million. That 40% is the largest single payment, and it falls due in the month the cluster hands over.

- Which cluster your unit is in. Sobha’s dates run from December 2027 to June 2030, 30 months apart.
- The completion date and grace period in your SPA, since Sobha’s villa dates and the portal dates differ by up to a year.
- Registration and escrow with Umm Al Quwain’s Department of Land and Property, not the DLD, since Dubai’s project status enquiry service does not cover the island.
