Sobha Reserve, Sobha’s villa community in Wadi Al Safa 2, was listed for completion in June 2026: Property Finder gives an expected completion date of 1 June 2026 and Propsearch Q2 2026. That date has passed without a reported handover, and the Dubai Land Department register holds no registered completion date for the project. The DLD inspection on 5 August 2026 recorded 75.01% complete. Sobha named Sobha Reserve among the five projects in its 2026 handover plan on 20 July 2026, but gave no date for it. Data Habibi and Binayah now list Q4 2026.

The DLD register records Sobha Reserve as a single project, number 2826, with 351 homes, described as 340 ground plus two floor villas. DLD publishes one progress figure for the whole project, not one per villa or phase.

Sobha’s Q1 2026 update gave a breakdown: structure 99.50%, façade 28.31% and internal finishes 41.03%, for 70.08% overall. The remaining work at that point was mainly façade and finishing.

Portal listings describe an 80/20 plan, with 80% paid during construction and 20% on completion. One published schedule has 10% on booking and 10% instalments up to month 31, then 20% on completion, dated June 2026 (AiGents Realty, May 2026). Property Finder also lists a 20/70/10 option and a 30/50/20 option. So between 10% and 20% of the price falls due at handover. On a villa listed from AED 10.9 million, 20% is AED 2.18 million.

On that schedule the construction instalments are tied to months after booking, not to progress, while the final 20% is tied to completion. A later handover moves only the last payment.

What to check before relying on the Sobha Reserve date

1. The completion date and grace period in the SPA. With no registered completion date on the DLD register, the June 2026 date in contracts is the reference, and the grace period counts from it.
2. Which payment option applies. The share left for handover is 10% or 20% depending on the plan.
3. Whether the villa is in a later release. At least one resale listing in August 2026 gave Q3 2026 for a Sobha Reserve phase (Distress Property Finder), so a villa’s own date can differ from the project figure.
4. Sobha’s written date for the villa. Sobha’s 2026 plan names the project but not a date, so a written handover estimate for the specific plot is the only project-level confirmation.
