What the Serenz by Danube handover date means for payments
How much falls due at the end of 2029 depends on which plan the buyer signed. The launch plan was Danube’s 1% monthly plan, which Binayah breaks into 10% down, 59% during construction, 1% on handover and 30% after handover. Under that plan, most of the price is paid in monthly steps while the tower is built.
The plan on Danube’s site in October 2026 is 30/70. OffPlan Insider lists 10% on booking, 10% after two months, 5% at ten months, 5% at eighteen months and 70% on handover (8 October 2026). On a studio at the median registered price of AED 886,000, that leaves about AED 620,000 due at the end of 2029.
What to check before relying on the Serenz by Danube date
- The plan in the SPA. Buyers from February 2026 and buyers from October 2026 may be on different plans with very different handover payments.
- The SPA completion date and grace period. The register holds 31 December 2029, and Danube gives only the year.
- The next DLD inspection for project 4338. The register’s 0.08% predates the piling Danube reported in September 2026.
- Mortgage timing for a 70% balance. A bank valuation near handover in late 2029 sets how much of the final payment a loan can cover.
