Samana Boulevard Heights is registered for completion on 31 December 2028. That is the date the Dubai Land Department holds for project number 3205, and Property Finder shows the same date. The DLD site inspection of 1 June 2026 recorded the tower 2.50% complete, 11 months after the registered construction start of 1 July 2025. The inspection before it, on 17 January 2026, recorded 0.76%. Sales have moved much faster than construction: 485 sales were registered against the project’s 541 homes between 28 April 2025 and 28 September 2026 (DLD data, via Mitchells).

The Propsearch date is the outlier. Propsearch traces the project to around July 2024 and estimates August 2027, but the register shows construction starting on 1 July 2025.

What the Samana Boulevard Heights handover date means for payments
Samana’s published plans do not put a lump sum on handover. Both options take 10% at booking and 10% at month 12. The PDC plan then takes 5% at month 1 and 1% a month for 75 months; the non-PDC plan takes 10% at month 1 and 1% a month for 70 months.
That means the payment schedule runs to a calendar, not to completion. For a buyer who booked when sales opened in July 2025, monthly payments continue until about 2031, roughly three years after the registered completion date. On a studio listed from AED 786,000, each 1% instalment is AED 7,860. If completion moves, the instalments continue on the same calendar, so the share paid before handover changes, not the monthly amount.
