Short answer

REEF 1000 has a registered completion date of 30 December 2026 and the developer gives Q4 2026; a DLD inspection on 5 October 2026 recorded it 67.22% complete. REEF 999 in Al Furjan is due 30 June 2027 (13.21% built on 27 August 2026), REEF 998 30 June 2028, REEF 996 30 September 2028 and REEF 995 30 November 2028. Each building has its own date, so the one in the SPA for the unit's building is the one that applies.

What the REEF handover date means for payments

REEF 1000 and REEF 999 were sold on a 60/40 plan: 20% down payment, 40% during construction and 40% on handover (Continental Club). On a REEF 1000 studio at the median registered price of AED 620,620, about AED 248,000 is due on handover, and a 1 bedroom at the AED 1,249,580 median leaves about AED 500,000. REEF 998 buyers on the 3 year plan pay their last 30% on handover in 2028; those on the 5.5 year plan pay it after handover.

What to check before relying on a REEF date

  1. The building named in the SPA. REEF numbers are separate projects with separate dates, escrow accounts and areas.
  2. The REEF 1000 completion date and grace period in the SPA, given that the recorded pace points to early 2027.
  3. New DLD inspections for each building, through the DLD project status service, particularly REEF 999 ahead of its June 2027 date.
