The latest DLD inspection, on 7 May 2026, recorded the project 8.61% complete. Beyond’s March 2026 update put the substructure works on track, with the ground slab targeted for June 2026. No later DLD figure had been published by 11 October 2026.

Orise is registered as one DLD project (number 3425) covering three buildings and 534 units. DLD sales records name Orise Tower 1, Orise Tower 2 and Orise Podium, but the register gives one progress figure and one date for all of them.

Beyond’s launch release did not give a handover date. The Q1 2028 date has been used consistently since, and the registered date of 30 November 2027 sits a few months before it. Beyond’s other Dubai Maritime City project, Saria, shows a similar gap: registered with DLD for 1 October 2027 but expected by Beyond in Q1 2028 (Beyond via Zawya, 24 March 2026).

The plan is 10% on booking, 40% during construction and 50% on handover. On a 1 bedroom at the median DLD price of AED 2,230,000, the handover payment would be about AED 1,115,000.
