The Dubai Land Department (DLD) register holds a completion date of 31 December 2028 for Muraba Veil, the 73 storey tower beside the Dubai Water Canal in Al Wasl. Muraba gives the same target, Q4 2028, and broker pages agree. More on the project: Muraba Veil.

The DLD inspection of 28 September 2026 recorded 7.6%. With 27 months left, about 92% of the work remains. Continental Club’s pace estimate from the past year of inspections is about 0.58% a month, far below what the registered date requires. Construction was registered as starting on 1 December 2024, so 22 of the 49 months in the registered window had passed by the September 2026 inspection.

The tower is registered as five basements, ground, one podium and 72 floors, with 135 units. Muraba markets 131 residences, and the register’s total includes a few non-residential units. The escrow account is with Commercial Bank of Dubai.

• 17 to 23 October 2024: Muraba and RCR Arquitectes unveiled the tower. Time Out Dubai reported that no completion date had been confirmed.
• 1 December 2024: construction registered as starting, with a registered completion date of 31 December 2028.
• 2025: broker payment plans set the final 50% for December 2028, and Gulf News reported a December 2028 completion.
• 16 March 2026: DLD inspection, 5.45%.
• 18 June 2026: DLD inspection, 7.16%.
• 17 September 2026: DLD inspection, 7.5%.
• 28 September 2026: DLD inspection, 7.6%. The register still holds 31 December 2028.

What the Muraba Veil handover date means for payments

Under the 50/50 plan listed by The Foundry, buyers pay 5% on booking, 15% plus the 4% DLD fee 30 days later, and 10% each in September 2025, 2026 and 2027. The other 50% is due on completion. On the 2 bedroom median of AED 13,658,036, that completion payment is about AED 6.83 million.

The construction instalments are fixed by date, so by September 2027 buyers will have paid half the price whatever the progress on site. Only the final 50% moves if completion moves.

What to check before relying on the Muraba Veil date

1. The completion date and grace period in the SPA, since half the price is tied to completion.
2. Progress at each new DLD inspection. Inspections have come every one to three months in 2026, so the trend for project 3106 is easy to follow in the DLD project status service.
3. Funding for the completion payment. About AED 6.83 million on a median 2 bedroom falls due on the completion date set in the SPA, which may differ from the registered 31 December 2028.
