The Dubai Land Department (DLD) register holds a completion date of 31 December 2028 for Marquis One, a 489 unit tower in Arjan. Marquis Developers gives the same target, Q4 2028, and no source points to a different date. More on the project: Marquis One.
The question is progress. Construction was registered as starting on 1 October 2025, yet the only DLD inspection on record, on 16 March 2026, recorded 0%. No newer reading was in the register as updated on 4 October 2026 (Continental Club), while 389 units had already been sold. The registered window, from 1 October 2025 to 31 December 2028, is 39 months, close to the 40 month median build that Continental Club finds across 1,175 completed Dubai projects.

What the Marquis One handover date means for payments
On the standard 60/40 plan, buyers pay 20% down, about 40% in instalments during construction, and 40% on completion, which is set for December 2028. On a 1 bedroom at the AED 1,372,000 median, the completion payment would be about AED 548,800.
The 70/30 post-handover plan puts 10% on completion and 30% in 30 monthly instalments of 1% after handover (Property Junction). If completion moves, the completion payment and the start of the monthly post-handover payments move with it.
