When will Emaar Beachfront be completed?
Short answer
Emaar Beachfront has no single completion date, and building will continue into the 2030s. Eight projects are complete on the Dubai Land Department (DLD) register, from Sunrise Bay (registered for 31 October 2021) to Beach Mansion (30 December 2025) and Beachgate by Address, which reached 100% at a DLD inspection on 15 September 2026. Five are still being built: Address Residences The Bay (70.08% on 15 July 2026, registered for 31 December 2026), Address Bayview (63.02% on 14 September 2026, 31 July 2028), Seapoint (36.78% on 24 June 2026, 31 March 2028), The Bristol (5.83% on 23 June 2026, 30 September 2029) and Palace by the Beach (0%, registered for 30 November 2031). Address Residences The Bay gained only 3 points between March and July 2026, so its December 2026 date looks tight.

Emaar Beachfront completion date: the latest position
Emaar Beachfront, the Emaar island strip in Dubai Harbour launched in January 2018, is being finished one project at a time. Eight projects are complete on the Dubai Land Department (DLD) register, the latest being Beachgate by Address, which reached 100% at the DLD inspection of 15 September 2026. The next project due is Address Residences The Bay, registered for 31 December 2026 but 70.08% built on 15 July 2026. Address Bayview and Seapoint follow in 2028. The Bristol (2029) and Palace by the Beach (2031) mean construction will continue on the island for about five more years.

Address Bayview is also sold as “Bayview by Address Resorts”; both names carry DLD project number 2646. Palace by the Beach is a separate, new project from the completed Palace Beach Residence.
How the Emaar Beachfront completion date has changed
The early towers mostly finished on or near their registered dates. The clearest slip was Marina Vista: Propsearch records an estimated handover of December 2021 at the start of construction in December 2018, and completion in March 2023, about 15 months later. Beach Mansion and Palace Beach Residence both reached 100% before their registered dates of December and October 2025. Beachgate by Address finished about three months ahead of its registered 31 December 2026.
The towers now being built show more mixed progress. Address Residences The Bay, under construction since 10 November 2022, rose only 3 points between 17 March and 15 July 2026, leaving about 30 points to build in the five and a half months before its registered date. Address Bayview moved faster, gaining 14.1 points between 30 June and 14 September 2026. Seapoint gained 11.63 points between 4 February and 24 June 2026. One 2026 guide put Seapoint and The Bristol at between 2027 and 2028 (Aigents Realty); the register shows 31 March 2028 for Seapoint and 30 September 2029 for The Bristol.
What the Emaar Beachfront completion date means for payments
Most Emaar Beachfront towers were sold on a 10/80/10 plan, with the last 10% due at handover. Newer launches put more on completion: The Bristol takes 20% at its September 2029 handover (Rumavi), so on a 1 bedroom at the AED 3.66 million launch price about AED 732,000 is tied to that date. Continental Club lists a 90/10 plan for Address Bayview, with 10% on handover. Beach Isle was sold with 80% before handover and 20% spread over 24 months after handover (Tanami Properties).
What to check before relying on an Emaar Beachfront date
- The exact tower and its DLD project number, since names overlap: Palace Beach Residence and Palace by the Beach, and Address Bayview and Bayview by Address Resorts.
- Address Residences The Bay against its December 2026 date, given it was 70.08% built in July 2026 and moving at under 1 point a month.
- The SPA completion date and grace period for The Bristol and Palace by the Beach, which are registered for 2029 and 2031 and have the most time for dates to move.
- Whether a resale unit in a finished tower has handover payments still due, such as the post-handover instalments sold at Beach Isle.

When will Emaar Beachfront be completed?
Not before the 2030s. The last project on the DLD register, Palace by the Beach, has a registered completion date of 30 November 2031 and had not started building at its 12 January 2026 inspection. The Bristol is registered for 30 September 2029 and Address Bayview for 31 July 2028 (DLD register via Continental Club, October 2026).
Is Emaar Beachfront finished?
Partly. Sunrise Bay, Beach Vista, Marina Vista, Beach Isle, Grand Bleu Tower, Palace Beach Residence, Beach Mansion and Beachgate by Address are complete. Five projects with about 2,900 registered homes between them are still under construction or not yet started.
When is the Beachgate by Address handover date?
The DLD recorded Beachgate by Address 100% complete at its inspection on 15 September 2026. Dubai Handover shows a planned handover date of 22 September 2026 and the project status as finished from 23 September 2026. Its earlier registered completion date was 31 December 2026.
When is the Address Residences The Bay completion date?
The DLD register gives 31 December 2026. The tower was 70.08% complete at the inspection of 15 July 2026, up from about 67% in March 2026 (Continental Club). Some brokers list 2028 instead, so the SPA date for the unit is the one to check.
When will Seapoint and The Bristol be handed over?
Seapoint, the two Emaar towers of 674 homes, has a registered completion date of 31 March 2028 and was 36.78% built on 24 June 2026. The Bristol, a single tower of 229 homes, is registered for 30 September 2029 and was 5.83% built on 23 June 2026.
