When was the Deira Enrichment Project handed over?
Short answer
The Deira Enrichment Project was handed over in stages between September 2020 and April 2022. Ithra Dubai handed over Sherina Plaza (Plot 3) in September 2020, completed Plots 1 and 2 in January 2021, launched One Deira on 16 August 2021 and opened the Gold Souk Extension on 26 April 2022. That was later than Ithra's 2019 plan to start handovers at the end of 2019. Work continues on Gold Street in the new Dubai Gold District, due in Q4 2026, and Ithra has not published a date for Phase 2.

Deira Enrichment Project handover date: the latest position
The Deira Enrichment Project handover date for Phase 1 has passed. Ithra Dubai, owned by the Investment Corporation of Dubai, handed over the main Phase 1 plazas between September 2020 and April 2022. The first was Sherina Plaza in September 2020, and the last large piece, the Gold Souk Extension, opened on 26 April 2022. More on the homes and the area is on the Deira Enrichment Project page.
Two parts are still to come. Gold Street, the centrepiece of the Dubai Gold District that Ithra launched on 27 January 2026, was under construction in May 2026 and due to open in Q4 2026 (Khaleej Times, 6 May 2026). Phase 2, a planned marina district next to the Waterfront Market, has no published date.

Against the end-2019 target, the first handover came about nine months late, and the Gold Souk Extension opened more than a year after its first date.
What to check before relying on a Deira Enrichment Project date
- Which plaza the home is in. Plazas finished at different times between 2020 and 2022.
- The lease terms. Ithra Dubai offers DEP homes for lease, so the date that matters to a tenant is the lease start, not a handover under an SPA.
- Works near the Gold Souk. Gold Street was still being built in 2026, and Phase 2 has no published start date.

When will Deira Enrichment Project Phase 2 be completed?
Ithra Dubai has not published a date. Its site describes Phase 2 as a marina district beside the Waterfront Market, with residential towers, hotels and a private marina.
Was the Deira Enrichment Project delivered on time?
Later than first planned. In June 2019 Ithra Dubai said phased handover would start at the end of 2019. The first plaza was handed over in September 2020, and the Gold Souk Extension opened in April 2022 (Construction Week; Ithra Dubai).
