When will DAMAC Riverside be handed over?

DAMAC Riverside in Dubai Investment Park 2 is being built in separate registered projects, each with its own completion date. DAMAC’s own community page does not give a handover date. The dates below come from the Dubai Land Department (DLD) project register, as republished by Mitchells Commercial Realty and Continental Club in September 2026. See the DAMAC Riverside project page for prices and sizes.

Mitchells lists the Ivy and Lush figures against an inspection on 26 August 2026. fäm Properties shows the same two percentages from an inspection on 14 April 2026, so these two figures may not have changed between inspections, or may not yet reflect the latest visit.

DAMAC Riverside villas: December 2027 and June 2028

The four villa and townhouse clusters account for about 2,088 homes on the DLD register. Ivy, Lush and Sage are all registered for 31 December 2027, which matches the December 2027 date on Property Finder’s project page. Olive, the latest villa cluster, is registered for 30 June 2028.

The three December 2027 clusters are at very different stages. Lush and Ivy were around 40% complete, while Sage was at 13.26%. Sage would need to move much faster over the next 15 months to finish on its registered date. A registered completion date can be changed, and the SPA usually allows a grace period after it.

DAMAC Riverside Views apartments: May 2028 to March 2029

DAMAC launched Riverside Views, the apartment part of the community, on 29 January 2025, and gave a handover date of 31 May 2028 at launch (DAMAC via PR Newswire). The DLD register shows the same date for Marine 1 to 4. Capri 1, released in August 2025, is registered for 31 March 2029, ten months later.

Marine 3 and Marine 4 were the most advanced apartment buildings, at about 18% to 21% complete in late August 2026.

DAMAC Riverside payment plan

For the villas and townhouses, Property Finder lists a 75/25 plan: 20% at booking, 55% during construction and 25% at handover. Tanami Properties sets out the same plan in about 30 instalments. Most are 1% a month, with larger 5% to 6% payments roughly every six months, reaching 75% by month 34. The final 25% is due on completion.

Example only. For a 4 bedroom townhouse listed from AED 3.6 million on the 20/55/25 plan, the booking payment is AED 720,000 plus the 4% DLD fee of AED 144,000. Construction instalments total AED 1.98 million, and AED 900,000 is due at handover.

DAMAC Riverside launch prices and registered prices

Sources disagree on the villa launch price. Metropolitan reported townhouses from AED 1.9 million at launch in May 2024, while Propsearch records a launch price from AED 2.2 million. Property Finder now lists 4 bedroom homes from AED 3.6 million and 5 bedroom homes from AED 4.1 million.

Riverside Views launched with 1 bedroom apartments from AED 888,000 and 2 bedroom apartments from AED 1.42 million. Capri One followed in August 2025 from AED 993,000 and AED 1.9 million. Registered sales in Marine 1 to 4 have a median of AED 1,427 to AED 1,550 per sq ft (DLD via Mitchells, April 2025 to September 2026). No sales had been registered against Ivy or Lush in the same window, which Mitchells attributes partly to registration lags.

What to check before buying at DAMAC Riverside

1. Which registered project your unit sits in. Handover ranges from December 2027 for Ivy, Lush and Sage to March 2029 for Capri 1.
2. The completion date and grace period in your SPA, rather than a portal date for the whole community.
3. The latest DLD inspection for your cluster, through the DLD project status enquiry service. Sage and Olive are well behind Ivy and Lush.
4. The payment schedule in writing, since launch plans (70/30) and current listings (75/25) differ.
5. For resales, how much is still owed to DAMAC, including the 25% or 30% due at handover.
