Is DAMAC Islands a good investment in 2026?

Short answer

The numbers are mixed. A 4 bedroom townhouse launched from AED 2 million in December 2024 and is now listed from AED 2.5 million, about 25% higher on asking prices. But villa prices across Dubailand rose only 1.7% between 2025 and H1 2026, and 40% of the price falls due at handover in 2028. Judge a unit on its price against registered resales, not on the launch story.

Listings today ask more than the launch prices. Keep in mind that an asking price is what a seller wants, not what a buyer paid.

The September figures are portal asking prices and portal averages, not DLD-registered resale prices. A seller asking AED 2.5 million has not necessarily sold at that price.

The wider area has risen far less

Bayut reports Dubailand villas at AED 1,609 per sq ft in H1 2026, against AED 1,582 in 2025. That is a rise of 1.7%. The Property Finder average for DAMAC Islands itself rose 12.39% over 12 months.

The gap may come from newer phases launching at higher prices, rather than from resale prices rising. Registered resale prices for the specific cluster will show which it is.

The cash you commit

Here is the full cost of a 4 bedroom townhouse at AED 2.5 million on the 20 / 40 / 40 plan, which means 20% at booking, 40% during construction and 40% at handover.

You pay AED 1.6 million before handover. The final AED 1 million must come from cash or a mortgage in 2028, or from selling the unit before then.

What decides whether it is a good buy

  1. The unit’s price against registered resales in the same phase, not against the launch price.
  2. How many homes hand over at once. DAMAC Islands recorded 3,388 villa sales in H1 2026 alone (Reliant Surveyors). Many homes are likely to reach completion within a short period.
  3. How you will fund the 40% due at handover. Confirm that you qualify for a mortgage now, not in 2028.

When will DAMAC Islands be completed?

DAMAC says DAMAC Islands 1 is on track for completion in 2028, and Property Finder lists December 2028. DAMAC Islands 2 is listed for June 2030.

Are off-plan resales in Dubai selling below launch prices?

Some are. In June 2026 Fortune quoted a sales manager who said off-plan resales in areas with heavy new supply were trading 10 to 15% below original values. No figure specific to DAMAC Islands was published.

How many homes has DAMAC handed over?

DAMAC reports 50,000 units delivered, 8,800 handovers planned for 2026 and more than 54,000 units under construction (Zawya, 9 Jul 2026).
