When is the Como Residences handover date?

Como Residences has a registered completion date of 27 March 2027 with the Dubai Land Department, but Nakheel's main construction contract with ALEC, awarded on 23 September 2024, set completion for Q2 2028. Como Residences handover date: the latest position
Como Residences, Nakheel’s tower on Palm Jumeirah, has a registered completion date of 27 March 2027 with the Dubai Land Department. Nakheel’s own date is later: when it awarded the AED 1.8 billion main construction contract to ALEC Engineering and Contracting on 23 September 2024, it said the tower was scheduled for completion by Q2 2028. The DLD inspection on 6 July 2026 recorded 20.88% complete. With about nine months to the registered date at that point, March 2027 is out of reach, and Propsearch has moved its estimate from Q3 2027 to Q2 2028, in line with the contract.

Nakheel publishes its own figures alongside RERA’s. Its internal inspection on 11 June 2026 gave 18.37%, against RERA’s 18.28% on 2 April 2026. In July 2026 Nakheel said interior finishing had started on completed levels and facade installation had begun, with work continuing on the upper levels.

The gap between the registered date and Nakheel’s contract date is about 15 months. The September 2024 announcement also gave 81 residences, while the register now holds 76.
What the Como Residences handover date means for payments
The plan is 20% at booking, 60% during construction and 20% on handover (Property Finder). The handover share is large in cash terms at Como’s prices. On a 2 bedroom unit at the AED 21 million launch price it is AED 4.2 million, and on a unit at the AED 53 million median registered sale price (Mitchells, DLD data) it is AED 10.6 million. If handover follows the Q2 2028 contract date rather than March 2027, that final payment falls about a year later.
What to check before relying on the Como Residences date
- The completion date written in the SPA. Buyers who signed in 2023 are likely to have the 27 March 2027 registered date, and any grace period counts from the SPA date, not from Q2 2028.
- Whether Nakheel has issued a revised date in writing. The Q2 2028 date comes from a contract announcement, not from a notice to buyers.
- The unit number on the Oqood registration. The tower went from 81 residences in the September 2024 announcement to 76 on the register, so layouts may have been merged.
- The progress figure for project 2565 before each instalment, since DLD, RERA and Nakheel’s internal figures are taken on different dates.
