Binghatti Amberhall, a Binghatti tower of apartments, offices and shops in JVC District 13, has a registered completion date of 28 February 2026 at the Dubai Land Department (DLD). That date has passed. Binghatti’s project page still says the tower is expected to be completed by Q1 2026, and no revised date has been filed or announced. The last published DLD inspection, on 30 April 2026, recorded 38.03% complete (DLD project register via Continental Club, inspection 30 April 2026). The register extract published on 4 October 2026 still showed that figure, so there is no public progress reading after April.

DLD files Amberhall as one project, number 3552, with 710 units. Continental Club’s register record describes it as three buildings at the same site, but all share one completion date and one progress figure.

How the Binghatti Amberhall handover date has changed

The date itself has not been changed on the register or by Binghatti. What has changed is the gap between that date and the site. A one year programme for a building with three basements, a podium and residential floors above left little margin, and the April inspection showed it was not met. Dubai Handover’s daily snapshots show the same 28 February 2026 date and 38% figure throughout August and September 2026.

What the Binghatti Amberhall handover date means for payments

Binghatti’s plan is 20% on signing, 50% during construction and 30% on completion. The 30% completion payment falls due when the building is completed, so a later completion also pushes back the last and largest single payment. The construction instalments in between are tied to progress, and at 38% built in April 2026 part of that 50% was still to come.

What to check before relying on the Binghatti Amberhall date

1. The SPA completion date and grace period. The registered date is behind, so the delay clauses in the SPA decide what a buyer can claim, not the published quarter.
2. A current progress figure. The last public reading is from 30 April 2026. DLD’s project status service in the Dubai REST app shows any newer inspection for project 3552.
3. Which payment milestones are certified. Ask which construction instalments are already due under the SPA and which wait for further progress.
4. Commercial versus residential units. The 710 units include offices and shops. Any building-level date applies to all of them, but commercial buyers may have different SPA terms.
