Azizi Vista handover date: the latest position

Azizi Vista is finished and handed over. Azizi announced the start of handover on 22 October 2025. The Dubai Land Department register had recorded the building 100% complete at a site inspection on 30 August 2025 and logged its completion on 30 September 2025. The register also still carries a registered completion date of 30 April 2025, the date filed before the last delay. That date was not met, but it no longer matters for buyers: the project status is Completed, and 78 sales were registered from May 2025 to September 2026, at a median AED 1,375 per sq ft (Mitchells Commercial Realty, register as at 23 Sep 2026).

How the Azizi Vista handover date has changed

Azizi moved its target three times before the building was finished. Each update came with a higher construction figure but a later date.

Propsearch also records Q4 2024 as the estimated handover at launch, which differs from the Q3 2024 date in Azizi’s January 2024 update. Either way, handover came about a year after the first target. From the registered start in April 2023, the building took two and a half years.

What the Azizi Vista handover date meant for payments

Azizi sold Vista on a 40% during construction, 60% on handover plan (Propsearch; Property Finder). The larger share was therefore tied to the handover, which moved from 2024 into late 2025. On a studio bought at the AED 585,000 launch price recorded by Propsearch, AED 234,000 was paid during construction and AED 351,000 fell due at handover in October 2025. No post-handover instalments were published, so the handover payment closed out the developer plan.

What to check when buying a resale unit at Azizi Vista

1. The handover date on the seller’s documents. Handover ran from 22 October 2025, so the seller’s handover certificate shows when service charges and the defects liability period started for that unit.
2. That the 60% handover payment was made. A seller who has paid it should hold a title deed rather than an Oqood.
3. Which launch price a listing compares against. Propsearch gives AED 585,000 and Property Finder AED 1.2 million, so a quoted gain since launch depends on which figure is used.
