Most of Arabian Ranches 3 is already handed over, and the three phases still under construction have registered completion dates of 31 October 2026 for Anya, 30 December 2026 for Anya 2 and 30 September 2027 for May (DLD register via Dubai Handover and Tohid Fetrat). DLD inspections put Anya at 98.5% complete in late July 2026. Anya 2 was recorded 100% complete and Ready on the DLD register at the inspection of 7 October 2026, and May at the inspection of 10 August 2026. Property Finder shows Anya for December 2026, two months after its registered date, so the date in each buyer's SPA is the one that applies.

Arabian Ranches 3 handover date: the latest position
Arabian Ranches 3 is mostly handed over. Emaar has delivered the phases launched between 2019 and 2022, and three townhouse phases remain: Anya, registered for completion on 31 October 2026, Anya 2 on 30 December 2026 and May on 30 September 2027. More on the community: Arabian Ranches 3.
Two of the three are now recorded finished. Anya 2 was recorded 100% complete and Ready on the DLD register at the inspection of 7 October 2026, up from 97% on 15 July 2026. May was recorded 100% complete and Ready at the inspection of 10 August 2026, up from 95.07% on 5 June 2026, more than a year before its registered date (DLD register via Continental Club). Anya was 98.5% complete at its late July 2026 inspection, and its registered date of 31 October 2026 had not passed as of 12 October 2026.

Raya is the one phase in the community with a published date that passed: its project page had listed June 2026, and Property Finder now marks it ready. Property Finder’s December 2026 date for Anya is two months later than the registered 31 October 2026, and is a portal estimate rather than a registered change.
What the Arabian Ranches 3 handover date means for payments
All three phases are sold out from Emaar, so the launch plans apply only to original buyers. For Anya, Emaar’s January 2023 schedule was 10% at booking, seven 10% instalments during construction and 20% at 100% completion, though Property Finder shows a 10/20/70 split for the same phase. Anya 2 and May launched on 10% at booking, 80% during construction and 10% on handover (Property Finder). On these plans most of the price is already paid, and the final 10% or 20% falls due when Emaar issues the completion notice.
A buyer purchasing a resale unit in Anya, Anya 2 or May before handover usually takes on the instalments the seller still owes Emaar, including the handover payment.
What to check before relying on the Arabian Ranches 3 date
- Whether the unit is in Anya or Anya 2. They share a name and sit side by side, but their registered dates are two months apart, 31 October and 30 December 2026.
- The DLD inspection date behind the percentage. Anya’s 98.5% dates from late July 2026. Anya 2 and May are recorded 100% complete and Ready, from inspections on 7 October and 10 August 2026.
- The completion date and grace period in the original SPA. For a resale, ask the seller for the Emaar SPA, since that date, not a portal estimate, governs handover.
- What is still owed to Emaar. Ask the seller for an Emaar statement of account showing the balance due at completion.
