Short answer
Arabian Ranches 3 has two kinds of homes. The townhouse clusters, Sun, Joy, Ruba, Bliss, Raya, Anya and May, have 3 bedroom homes of mostly about 1,900 to 2,350 sq ft and 4 bedroom homes of about 2,350 to 3,400 sq ft. The villa clusters are larger: June has 4 and 5 bedroom villas of 3,001 to 3,462 sq ft, Caya has 3 to 5 bedroom villas of 3,534 to 5,484 sq ft, and Elie Saab has 4 and 5 bedroom villas of 4,128 to 5,945 sq ft (Property Finder, September 2026). Emaar does not publish plot sizes by cluster. Anya is the one cluster still under construction. Anya Phase 2 and May were recorded 100% complete and Ready on the DLD register at inspections on 7 October and 10 August 2026.

Emaar has built Arabian Ranches 3 in named clusters since 2019, with more than 4,000 homes in total. Emaar’s official Arabian Ranches III page links to a page for each cluster with a brochure download, but those pages do not list sizes. The built-up areas below come from Property Finder’s project pages for each cluster, accessed on 29 September 2026, unless another source is named. Emaar does not publish plot sizes by cluster, and neither does Property Finder. The affection plan for a specific unit shows its plot area.

What to check before buying in Arabian Ranches 3
- The exact phase, such as Ruba Phase 2 or Elie Saab Phase 2, since phases with the same name can have different sizes.
- The built-up area on the title deed or SPA, not a portal range.
- The plot area on the affection plan, since plot sizes are not published by cluster.
- For Anya, Anya Phase 2 and May, the DLD project status, since these three clusters were not yet handed over in September 2026.
