When will Vue by Crystal Bay be handed over?

The Dubai Land Department (DLD) project register gave Vue by Crystal Bay a registered completion date of 1 October 2026. That date has now passed. The developer’s handover date is Q4 2026 (Continental Club), and Property Finder and Propsearch both still show October 2026.

The latest DLD inspection, on 27 August 2026, recorded 68.21% complete. The previous inspection, on 9 June 2026, was 13.97 points lower at 54.24%. If that pace of about 5 points a month held, the remaining 31.79 points would take roughly six months from late August, which points to early 2027 rather than Q4 2026. That is a projection from DLD figures, not a developer date.

Vue by Crystal Bay construction update

Vue is DLD project 3090 in JVC District 12, registered as “Vue By Crystal Bay” in Al Barsha South Fourth. The register records a construction start of 1 April 2024. Property Finder showed 35.7% complete at 28 January 2026. DLD inspections then recorded 54.24% on 9 June 2026 and 68.21% on 27 August 2026, with 16 inspection photos from the August visit (Continental Club).

Vue by Crystal Bay homes and sizes

Vue is a single building of ground, four podium levels, 17 residential floors and a roof, which Propsearch counts as 23 storeys. The DLD register lists 176 units.

Unit counts and sizes are from the DLD register via Continental Club. Property Finder’s launch sizes run slightly larger for studios, at 427 to 493 sq ft.

Vue by Crystal Bay prices and resale

Sales opened on 1 April 2024. Property Finder lists launch prices from about AED 540,000 for a studio, AED 923,000 for a 1 bedroom, AED 2 million for a 2 bedroom and AED 2.4 million for a 3 bedroom duplex. The developer’s stock is now sold out.

The DLD register shows 140 sales, 2 of them resales. Median prices are AED 735,998 for a studio, AED 1,040,976 for a 1 bedroom, AED 1,979,000 for a 2 bedroom and AED 2,900,000 for a 3 bedroom. The overall median is AED 14,802 per square metre, about AED 1,375 per sq ft, 3% lower than a year earlier while JVC as a whole rose 2% (Continental Club, register updated 5 October 2026).

Recent registrations include a 422 sq ft studio at AED 622,000 on 29 September 2026 and a 735 sq ft shop at AED 2.1 million on 27 August 2026 (Propsearch).

Vue by Crystal Bay payment plan

Vue was sold on a 60/40 plan:

• 10% on booking
• 50% during construction
• 40% on handover

On a 1 bedroom at the DLD median of AED 1,040,976, the handover payment is about AED 416,000. On a studio at AED 735,998, it is about AED 294,000.

Vue by Crystal Bay developer and delivery record

Crystal Bay Development is a Dubai developer, and Vue is the first of its projects listed on Property Finder. Its two later projects are Vue Doree on Dubai Islands, due Q4 2028, and Globna in Dubai South, due Q3 2028 (Property Finder, accessed 11 October 2026). Vue will be its first completed building, so the passed 1 October 2026 date is the main test of its record so far. Propsearch gives a developer estimate of AED 58.9 million for the project cost.

What to check before buying at Vue by Crystal Bay

1. The grace period in the SPA after the 1 October 2026 registered date, and whether Crystal Bay has applied to extend the date with DLD.
2. The next DLD inspection, which should be above 80% if the June to August pace held.
3. The 40% handover payment, and when mortgage finance for it can be drawn on a building still under construction.
4. For resales, how much the seller has paid, since the plan puts 60% of the price before handover and the buyer takes on the rest.
