When will Verano by Prescott be handed over?

Prescott Development launched Verano by Prescott on 7 January 2025 with a handover scheduled for Q3 2027, and agents still list Q3 2027 or 30 September 2027 (Prescott; WWB). The Dubai Land Department (DLD) register holds a different, earlier date: a registered completion date of 31 December 2026.

At the DLD inspection on 29 September 2026, the building was 41.07% complete. With almost 59% of the work left and under three months to the registered date, 31 December 2026 will be missed. The developer’s Q3 2027 date is the one to measure progress against.

Verano by Prescott construction update

The register records construction starting on 30 March 2025.

Source: DLD register via Continental Club. Verano is DLD project 3339, and the escrow account is held at United Bank Limited. Between July and September 2026 the building gained about 8.5 points, roughly 2.8 points a month. Continental Club’s projection at its measured pace of 3.02 points a month reaches 100% around May 2028. To hand over by the end of Q3 2027, the building would need to average about 4.9 points a month from October 2026.

Verano by Prescott homes and sizes

At launch Prescott described 258 fully furnished apartments, from studios to 3 bedrooms, with over 34 amenities. The DLD register lists 269 units in one building: 96 studios, 116 one bedroom, 38 two bedroom, 8 three bedroom and 11 other units.

Sizes and unit counts are from the DLD register via Continental Club. Prescott’s launch material does not give a floor count.

Verano by Prescott prices and resale

Studios launched from AED 650,000 (Prescott, January 2025). Later listings start from AED 725,000 for a studio of 418 sq ft and AED 1,045,000 for a 1 bedroom of 677 sq ft (EZRE; OffPlanIndex, accessed 11 October 2026).

The DLD register shows 240 sales since 2024, almost all from the developer. Median registered prices are AED 695,800 for a studio (91 sales), AED 1,085,000 for a 1 bedroom (98), AED 1,575,000 for a 2 bedroom (36) and AED 2,400,000 for a 3 bedroom (7), about AED 1,514 per sq ft overall (Continental Club, DLD transactions updated 7 October 2026). A studio of about 427 sq ft sold for AED 775,000 on 25 September 2026, and a 2 bedroom of about 1,015 sq ft for AED 1,435,500 on 25 August 2026.

Verano by Prescott payment plan

Prescott advertised a 60/40 plan at launch. Agent schedules break it down as 20% plus the 4% DLD fee and AED 4,000 admin fee on booking, then 10% in October 2025, 10% at 20% completion, 10% at 40% completion and 10% at 60% completion, and 40% on handover (Katalystor; WWB). Property Finder lists the same 20/40/40 split. EZRE lists 20% on booking, 10% during construction and 70% on handover. There is no post-handover plan in any version. Progress passed 40% at the September 2026 DLD inspection, the stage linked to one of the 10% instalments.

Verano by Prescott developer and delivery record

Prescott Development, registered with the DLD as Prescott Real Estate Development, called Verano its 13th project and its first of 2025. Its completed projects, according to its own site, include Prime Residency I, II and 3, Prime Views, Prime Gardens, Prime Villas and Prime Townhouses. Projects under construction include The Caden, Legado, Fairway Residences and Serene Gardens. Verano is its first project in Dubai Studio City.

What to check before buying at Verano by Prescott

1. Which completion date the SPA uses, since the register says 31 December 2026 and the developer says Q3 2027.
2. The grace period in the SPA, given that the September 2026 pace points past Q3 2027.
3. Whether the unit is on 20/40/40 or 20/10/70, which changes the handover payment from 40% to 70%.
4. The furniture package in the SPA, since the apartments are sold furnished.
