When will Samana Mykonos be handed over?

Samana Developers’ project page now says Samana Mykonos is scheduled for handover in February 2027 (accessed 11 October 2026). The Dubai Land Department (DLD) project register, project number 2561, still shows a completion date of 30 April 2026, which has passed (via Continental Club). When Samana launched the building on 20 February 2023, it gave July 2025 (Khaleej Times).

Other sources show a spread of dates. Property Finder still lists June 2025 and labels the project ready. Data Habibi shows Q2 2026 and JRE Dubai 30 November 2026. The DLD register shows the building as active and under construction.

Samana Mykonos construction update

The DLD inspection of 29 September 2026 recorded 91.12% complete, up 10.15 points from about 81% on 20 May 2026 (DLD register via Continental Club). Property Finder carried a figure of 65.04% on 24 November 2025. At the pace recorded between May and September 2026, about 2.4 points a month, the remaining 8.88 points would take about four months from late September, which fits Samana’s February 2027 date.

The register gives a construction start of 30 June 2023. Propsearch names Al Milad Engineering Construction as main contractor and Arec Engineering Consult as architect. Escrow is held at Emirates NBD.

Samana Mykonos homes and sizes

The DLD register describes a single G+4 building of 198 units; Samana’s launch release described it as G+5, and Propsearch counts six storeys. Samana lists every apartment type with a private pool, while Data Habibi says selected apartments have one. The design follows the white Cycladic style of the Greek island.

Unit counts and the middle 90% of sizes are from the DLD register via Continental Club.

Samana Mykonos prices and resale

Data Habibi gives a launch price of about AED 614,000, and Property Finder a current lowest price of AED 640,000. Samana’s page now shows a starting price of AED 999,000. Property Finder lists the project as sold out.

The DLD register shows 217 sales, all from the developer, with a median of AED 16,630 per square metre, about AED 1,545 per sq ft (Continental Club, transactions to 3 October 2026). Medians by type:

• Studio, about 420 sq ft: AED 713,459 (155 sales).
• 1 bedroom, about 840 sq ft: AED 1,068,737 (40 sales).
• 2 bedroom, about 1,744 sq ft: AED 1,581,000 (17 sales).

The latest registered sales were a 415 sq ft studio at AED 728,992 on 25 September 2026 and a 1,748 sq ft 2 bedroom at AED 2.2 million on 24 September 2026 (Propsearch). Continental Club records the median price per square metre up 4% over the past year.

Samana Mykonos payment plan

Property Finder lists the plan as 15% at booking, 52% during construction, 1% on handover and 32% after handover. Data Habibi shows the same booking and handover shares. On a AED 713,000 studio, the post-handover share is about AED 228,000, paid after the keys. With the building not yet complete, the 1% handover payment and the post-handover instalments have not yet started.

Samana Mykonos developer and delivery record

Samana Developers registers Samana Mykonos through Samana International Real Estate Development. It launched the building on the same day as Samana Santorini, also in Dubai Studio City. Santorini was promised for April 2025 and handed over on 16 April 2026, when Samana said it had delivered more than 1,300 units (Business Today Middle East). Mykonos, promised for July 2025, is running later than its twin.

What to check before buying at Samana Mykonos

1. The completion date and grace period in the SPA, since both the July 2025 launch date and the 30 April 2026 registered date have passed.
2. Off-plan or ready status. Sales are still registered as off-plan, despite one portal showing the project as ready.
3. The post-handover balance, 32% of the price, and when its instalments start.
4. The next DLD inspection, to confirm completion before a February 2027 handover.
