When will Orchid Residence be handed over?

Orchid Residence, listed in the Dubai Land Department (DLD) register as Orchid Residence 1, has a registered completion date of 31 March 2026. That date has passed. The building was 48.47% complete at the last DLD inspection on 19 May 2026, and daily snapshots of the register showed no newer inspection and no change to the date up to 10 October 2026 (Dubai Handover).

Continental Club lists the developer’s handover date as Q1 2027. Other sources give earlier dates that have also passed or are about to: Q2 2026 in Orchid Living’s launch coverage (Khaleej Times, 27 November 2025) and 30 September 2026 on a broker listing (Sansav Properties).

Orchid Residence construction update

The DLD register records construction starting on 8 July 2024. Inspections recorded 37.0% on 17 October 2025 and 48.47% on 19 May 2026, a gain of about 11.5 points in seven months (Continental Club; Dubai Handover). At that pace, roughly 1.6 points a month, the remaining 51.5 points would take about 31 months, later than the developer’s Q1 2027 date. That is a simple projection from two inspections, not a developer figure. The escrow account is with ADIB under DLD project number 4054.

Orchid Residence homes and sizes

Orchid Residence is a single G+4 building with a rooftop level on a corner plot in Dubai South Residential District. Khaleej Times reported 44 freehold 1 and 2 bedroom apartments at launch. Continental Club lists 3.3 metre ceilings, one covered parking space per apartment, fitted kitchen appliances and a rooftop pool and garden.

Sizes are from the DLD register via Continental Club (accessed 11 October 2026). Ezre lists slightly different ranges, from 823 sq ft.

Orchid Residence prices and resale

Launch coverage valued the project at AED 55 million (Khaleej Times, 27 November 2025). Portal listings in 2026 show prices from about AED 1.1 million to AED 1.49 million (Konnect 101), with Ezre listing 1 bedrooms from AED 1,175,000 and 2 bedrooms from AED 1,380,497. An earlier broker listing gave a starting price of AED 1,017,461 (BeRight Properties). No DLD sale medians were published for the building.

Orchid Residence payment plan

Two plans are listed. The first is 20% on booking plus the 4% DLD fee, four instalments of 10% during construction and 40% on handover. The second keeps 20% on booking and 40% during construction, then 1% on completion and 39% at 1% a month for 39 months after handover. Konnect 101 lists the second plan for selected units only. In the first plan, the four 10% instalments were scheduled monthly from May to August 2026 (Konnect 101), so buyers on that plan were due to have paid 60% by August 2026, against a last published DLD progress figure of 48.47%.

Orchid Residence developer and delivery record

Orchid Living describes Orchid Residence as its first residential development in Dubai South (Khaleej Times, 27 November 2025), so it has no completed project to compare against. The DLD register lists the developer as Orchid Living Real Estate. A separate Orchid Residence in Jumeirah Village Circle, registered by Fortune 5 Property Development as DLD project 3261, is listed as cancelled in the DLD register (Freehold Solutions). It is a different project from the Dubai South building.

What to check before buying at Orchid Residence

1. The completion date in the SPA and any grace period, given that the registered date of 31 March 2026 has passed.
2. The newest DLD inspection, through the DLD project status service, since the last published figure is from May 2026.
3. Which plan the unit is on, since the post-handover option applies only to selected units.
4. The project number on the listing (4054), so it is not confused with the cancelled Orchid Residence in JVC.
